/ ATTACHMENT A <br /> APPENDIX A <br /> LAND USE/CIRCULATION ELEMENT <br /> SAN JOAQUIN COUNTY GENERAL PLAN TO 1995 <br /> EXPLANATION OF AREA PLAN MAPS <br /> Area Plan Maps show land uses and circulation patterns for each <br /> center . <br /> The land use designations are based on, and to be used in conjunc- <br /> tion with, policies contained in the brochure entitled : San Joaquin <br /> Count Policies for Development which is also a portion of the Land <br /> Use/Circulation Element . <br /> The designations shown on the area maps are amplified below : <br /> oResidentiall <br /> Rural Residential The density is less than one dwelling unit <br /> per ± . 5 1 . 0 gross acres with a population density of 3 persons <br /> or less per 1. 1 . 0 gross acres . These rural areas provide <br /> for large lot residential use with space for family food <br /> production or the pursuit of agricultural hobbies . The <br /> supporting services typically found in urban residential <br /> areas are not generally available . <br /> Estate Residential Permits generally one dwelling unit or less <br /> per two gross acres , as determined by environmental considera- <br /> tion. The population density is approximately 3 persons or less <br /> per two gross acres . This is a category of residential develop- <br /> ment in -urban centers which are located where slope, soil <br /> characteristics or other environmental limitations restrict the <br /> use of the land for higher densities of residential development . <br /> Typical development consists of clusters of single-family <br /> dwellings widely dispersed on hilly terrain. The type of sewer , <br /> water , and drainage systems ( individual, joint use, or community ) <br /> will depend on the site characteristics . <br /> Suburban Density Permits 1 to 2 dwelling units per gross acre . <br /> The population density is approximately 3 to 6 persons per gross <br /> acre. Typically located on the fringe of urban centers , these <br /> areas provide for one-third to one-acre lots for single family <br /> residential development . Convenience centers which serve and <br /> complement the residential uses are appropriate in this category . <br /> 1Population density is based on a average of approximately 3 persons <br /> per household in San Joaquin County .
