GP-89-21
ATTACHMENT G
GATEWAY BUSINESS PARK
GENERAL PLAN AMENDMENT
1 . INTRODUCTION:
This amendment to the County General Plan amends the Land Use
Element for approximately 205 acres of land located south of
Schulte Road between the California Aqueduct and the Delta
Mendota Canal .
The land use change associated with the amendment is the
redesignation of 205 acres from Agriculture to Limited
Industrial .
2 . LAND USE ELEMENT:
The land use designation referred to in this amendment is
shown on Map A .(attached) and is defined below:
Limited Industrial :
This area is designated for a wide range of light industrial
and warehouse/distribution type uses, as defined in the County
General Plan. It is expected that the area will be developed
primarily with warehouse facilities served by trucks taking
advantage of the convenient access to Interstate 580 .
3 . SPECIAL CONSIDERATIONS :
This site is presently not within any urban service area.
The developer of the 205 acres will be required to form a
County Service Area (CSA) , which will provide services such
as wastewater treatment and disposal, water supply, and storm
drainage. The proposed infrastructure systems will be
required to meet the performance standards and receive the
approval of the appropriate State and local agencies.
A specific requirement of this General Plan Amendment is that
a separate Use Permit approval shall be required for each
major tenant or owner within the 205-acre business park. This
amendment also requires that a master development agreement,
or separate agreements, shall be executed with the County
which will specify the exact infrastructure improvements that
must be .provided for each proposed industrial use.
