it Additional Soil and Groundwater Investigation and
Monitor Well Installation Report
CSUS Multi-Campus Regional Center
January 11,2002
Page 15
6.4 CHILD CARE
Four child care facilities were identified within the study area:
Am I. Circle of,Love Preschool (CC1 in Figure 6, Appendix A) is located at 505 North Stanislaus Street,
approximately 1,400 feet south of the site.
2. Trinity Lutheran Preschool (CC2 in Figure 6, Appendix A) is located at 444 North American Street,
i6w approximately 1,700 feet south of the site.
3. First Stop Children's Center(CC3 in Figure 6, Appendix A) is located at 611 North Stanislaus Street,
approximately 600 feet west of the site.
Lo 4. Head Start Child Development Center(CC4 in Figure 6, Appendix A) is located at 347 Poplar Street,
approximately 2,000 feet west of the site.
6.5 OTHER SENSITIVE RECEPTORS
Two facilities were identified within the study area:
1. Claremont Manor: Senior Community (R1 in Figure 6, Appendix A) is located at 347 East Flora
Street, approximately 1,900 feet west of the site.
2. Oak Haven Home for the Aged (R2 in Figure 6, Appendix A) is located at 725 East Oak Street,
approximately 800 feet south of the site.
a" 6.6 UTILITIES
There are three public water utility districts that service the Stockton area. CWSC indicated to Condor
that CWSC is the water purveyor servicing the study area. CWSC was also contacted in an effort to
obtain a Iist of public water users. CWSC was not able to provide a list of public water users due to
confidentiality and are not able to guarantee that every address within the site radius is served by only
.. their water.
Interviews with residents were conducted to determine whether the neighborhoods were on public or
private water supply. Most of the contacted residents within the site reconnaissance area stated that they
were on public water. Public water usage could not be verified for each and every resident.
6.7 SITE RECONNAISSANCE
A site reconnaissance within a 500-foot radius of the site was conducted on foot and via automobile. The
study area generally consists of older commercial buildings, open lawn areas, and older homes and
apartment complexes. No sensitive receptors were identified within the 500-foot radius during the site
reconnaissance.
7.0 SUMMARY/DISCUSSION OF RESULTS
Laboratory analytical results indicate that soil below approximately 56 feet bgs at the site has not been
impacted by petroleum hydrocarbons at or above the laboratory reported detection limits. Based on field
observations and PID measurements, soil above 26 feet bgs in GP-7 and GP-9 has not been impacted by
petroleum hydrocarbons. Based on field observations, PID measurements, and laboratory analytical
results, soil in borings MW-1,MW-2, and MW-2 has not been impacted by petroleum hydrocarbons.
The lateral and vertical extent of soil impacted by petroleum hydrocarbons at the site has been adequately
investigated. Figure 7 in Appendix A is a cross-section through the hydrocarbon impacted soil at the site.
The location of the cross-section is shown in Figure 3, Appendix A. Soils at the site are predominantly
+- interbedded clays and silts with interspersed thin beds of sand. The sand shown in Figure 7 between 41
and 43 feet bgs varies from silty sand to clayey sand. Groundwater was first encountered in this sand and
' CONDOR
