Stockton Unified School District
Geological and Environmental Hazards Assessment
CSU-Stanislaus,Stockton Campus School Site
Pages!2
in 1986- A "no further action" letter was issued in 1998 from the EHD; thus, this location does
not appear to pose a significant risk to the site. The groundwater gradient was reported to be to
the northeast in the Case Closure Summary.
• 400 (and 418) Aurora Street is the .location of Capital Ventures Enterprises Beaulieu
Industries-Chemical (Capital),which is approximately 1,000 feet southeast of the site. Condor's
1 review of the files indicated three USTs were removed in 1987: one 550-gallon and one 1,400-
gallon UST containing regular gas, and one 550-gallon UST containing diesel. These tanks
received closure. In 1992, three other tanks were removed that had been apparently used for soap
kmanufacturing. Capital received a "no further action" letter in 1995 from California Department
of Toxic Substance Control and in 1996 from EHD; thus, this location does not appear to pose a
significant risk to the site. The groundwater gradient was reported to be north-northeast.
• 446 N. Aurora Street is the location of Aurora Body Works, Inc., which is approximately
1,000 feet southeast of the site. Information contained in this file indicated this facility has a
permit to operate (2002) as a small quantity hazardous waster generator for recycled solvents,
paint spray booth, and reused antifreeze. No violations have been reported. In.1994, a 5507'
gallon
UST containing gasoline was removed. A "no further action" letter from EHD was issued in 1994
noting inorganic lead unrelated to the tank removal and present in the soil. at 3,220 parts per
million (ppm). This location does not appear to pose a significant risk to the site.
l ~' 601 E. Miner Avenue. is the location of Vintage Car Wash/K&K' Car Wash, which is
k approximately 1,400 feet southwest of the site. Groundwater monitoring from November 2000
indicated that TPH-g, benzene, and MTBE were detected at elevated concentrations at this
location. Groundwater appears to be impacted.in the vicinity of the location's former USTs.
Groundwater gradient is reported to be to the northeast at this location. Quarterly groundwater
i monitoring is ongoing at the location. Due to its distance, this location does not appear to pose a
significant risk to the site.
• 401 N. San Joaquin Street is the current location of the Federal Building/United States Post
Office, which is approximately 1,900 feet southwest of the site. Condor's review of the files
indicated two 5,000-gallon fuel oil USTs were removed -in 1995. Elevated levels of total
, petroleum hydrocarbons (TPH) as gasoline TPH-diesel TPH-motor oil, and polynuclear
aromatics were detected in the laboratory analyzed soil.Remediation involving soil removal was
conducted and a"no further action" letter was issued in 1997 from EHD; thus this location does
not appear to pose a significant-risk to the site.
242 Sutter Street (former address was 434 E. Miner Street) is the current location of Sutter
Office Center, which is approximately 2,000 feet southwest of the site. Condor's review of the
files indicated removal of an unknown number of gasoline tanks in 1981. A:1996 investigation
indicated that TPH-gasoline was contaminating the groundwater in this area. A geoprobe
investigation was recently performed for this location. The groundwater gradient in the area is
indicated as flowing to the north. Due to its distance from the site, this location does not appear to `
pose a significant risk to the site.
l 348 W. Harding Way is the location of Prestige Cleaners/Hess Dubois Cleaners/Lacelle
Cleaners, which is approximately 2,400 feet northwest of the site. Condor's review of the files
indicated this facility had a permit to operate as a small quantity hazardous waste facility for
2001. Material Safety Data Sheets in the file indicated that a detergent for dry-wet cleaning
labeled DWX-44 and a spotter labeled DWX-Spray Spotter are used at the site. An unauthorized
release occurred during the removal of eight Stoddard Solvent USTs, ranging in size from 500 to
5,000 gallons, in 1991. The site is currently, being remediated for the .following soil and -
groundwater contaminants: TPH-Stoddard solvent, benzene, toluene, ethylbenzene, xylenes,
tetrachloroethene, cis-l,2-dichloroethene, and vinyl chloride.
