i, C) <br /> 1.0 INTRODUCTION <br /> This workplan is designed to conduct a preliminary soil hydrocarbon contamination site <br /> characterization investigation at the property owned by High Hopes Ventures and <br /> located at 1500 East Vine Street, Lodi, California Exhibit 1). High Hopes Ventures <br /> owns a farm and ranch property that has been an iexed into the City of Lodi since <br /> 1988. The property was a former ranch and vine and for a period of over fifty years. <br /> A main shop yard is located on the property and contains the following structures: a <br /> garage, a two-story maintenance building, a wood barn, a pumphouse and several <br /> wood sheds (Exhibit 2). In addition, a two-story residence is present on the property. <br /> Two underground storage tanks were located on he property. Tank 1 was a 750 gallon <br /> gasoline underground storage tank and was located on the east side of the garage. <br /> 0 <br /> Tank 2 was a 799 gallon fuel oil tank that was located in the yard area and furnished <br /> fuel to an oil boring heater located in the basemer t of the house. Both of the tanks <br /> were removed from the subsurface on July 8, 199 . Hydrocarbon stained soil was <br /> found to be present under both of the tanks. The contamination was identified by <br /> characteristic odor, and physical properties typical of hydrocarbon contaminated soil <br /> which included staining and dark colored fuel con ained within the latticework of the <br /> soil. Limited exploratory trenching was conductec under both tanks. Hydrocarbon <br /> stained soil was found to be present under Tank 1 at a depth of 14 feet below ground <br /> surface. Hydrocarbon contaminated soil was four d to be present at a depth of 5 feet <br /> below ground surface at Tank 2. <br /> At the conclusion of the tank removals, both tanks were stored on site. The <br /> excavations at both tank sites were backfilled with native soil and brought up to grade. <br /> A domestic water well is located on the property in the main yard area (Exhibit 2). In <br /> addition, an agriculture irrigation well is located in the northeastern portion of the yard <br /> 1 <br />
