Z1 INC <br /> 2.0 INTRODUCTION <br /> 2.1 Project Background <br /> Hi Hopes Venture purchased the property located at 1500 East Vine Street from Mr John <br /> Kahn during 1988 The property comprises approximately 40 acres of ranch and grape <br /> vineyard and is located in the extreme eastern portion of the City of Lodi within a rural <br /> residential and agricultural area (Exhibit 1) The City of Lodi annexed the property during <br /> 1991 and has classified the property as commercial or light industrial The property is <br /> currently in the stage of being developed for a commercial light-industrial project that will <br /> likely be a warehouse located on the northern portion of the property <br /> As part of the preliminary development of the property, Hi Hopes retained WZI to assist <br /> in determining if an environmental related problem would be present with two underground <br /> . fuel storage tanks located in the main yard area of the property The objective of the WZI <br /> effort was to identify any environmental-related problems associated with the tanks that <br /> might delay or impede the progress of the property development and to assist in any <br /> required action that may be required <br /> 22 Site Description <br /> The Hi Hopes Venture property is located at a street address of 1500 East Vine Street <br /> within the City of Lodi, California Prior to the City of Lodi annexation, the property was <br /> assigned a street address of 5629 East Kettleman Lane The property is currently <br /> comprised of a single 40-acre parcel that is in the process of subdivision into two separate <br /> parcels The northerly parcel will be comprised of approximately 18 acres and the <br /> southerly parcel will be comprised of approximately 22 acres <br /> 08220010 011 8 <br />
