VVZI INC <br /> The subject parcel is currently assigned a San Joaquin County Tax Assessors parcel <br /> number of APN 049-070-15 The property is generally bounded by a vacant field to the <br /> north, a California Traction railroad line to the east, by a vineyard to the west, and by a <br /> vineyard and orchard to the south <br /> The two principal areas of the subject parcel are described below <br /> Vineyard Area <br /> Most of the property consisted of a mature grape vineyard with shallow (approximately <br /> one foot deep) irrigation ditches which are fed by a system of approximately four-inch <br /> diameter PVE irrigation standpipes The grapevines were of the order of six to seven feet <br /> in height and were removed during August, 1996 <br /> The vineyard portion of the property is situated in an area of relatively flat terrain with an <br /> average elevation of 55 feet above mean sea level Storm water runoff on the subject <br /> property is expected to infiltrate site soils or flow in a southwesterly direction When <br /> infiltration rates are exceeded, storm water runoff would be expected to follow existing <br /> irrigation drainages on the subject property and adjacent agricultural properties <br /> Most of the vineyard area of the property is generally bounded by unimproved field roads <br /> The asphalt surface of the road along the western side of the property has deteriorated <br /> substantially <br /> Farm Headquarters <br /> A farm headquarters site was located on a 2 acre area in the west central portion of the <br /> property (Exhibits 2 and 3) The largest building in the headquarters area is a two-story <br /> wood-frame Victorian style home with a converted and attached three-story water tower <br /> _� 08220010 011 9 <br />
