Item No. 2 <br /> PC: 9-17-92 <br /> UP-92-20 <br /> Page 3 <br /> Peltier Road is designated as an arterial on the 1995 General Plan and a minor arterial on the <br /> 2010 General Plan. <br /> The site has access by frontage on Peltier Road via two 30-foot-wide paved driveways. By <br /> ordinance, the driveways shall be 35 to 40 feet wide. No improvement of Peltier Road is required <br /> for this project. <br /> The 24 parking spaces proposed comply with the requirements of the Planning Title (2 per 1,000 <br /> square feet of office space [31 plus one for each employee on the busiest shift [201). <br /> The applicant expects 20 truck trips per day and 20 vehicle trips per day. As this project is <br /> limited to 30 trucks, 7 is located on a minor arterial within 600 feet of a freeway, it is unlikely <br /> that this project will h�-,a a significant impact on the level of service of the local highways. The <br /> Department of Public Works is not requiring a traffic study. <br /> Landscaping/Signs: <br /> Section 9-4005.4(k)(9) requires a five-foot-wide landscaped strip along the property lines to <br /> adjacent property. <br /> In addition, a ten-foot-wide landscaped strip is required along Peltier Road. No signs are <br /> proposed. <br /> FACILITIES/SERVICES: <br /> Storm Drainage: <br /> An on-site storm drainage pond is existing. However, the site plan does not show an oil sand <br /> trap, which is required by Section 9-4004.4(k)(16): 'All drainage from asphalted and cemented <br /> parking and driveway areas shall be routed through an oil sand trap tank prior to entering an on- <br /> site retention basin or off-site public drainage.' <br /> ENVIRONMENTAL CONSIDERATIONS: <br /> An Initial Study was prepared for this project on August 4, 1992, and no significant environmental impacts <br /> were identified. On the basis of that review, a Negative Declaration was _ yepared. In addition, a <br /> Certificate of Fee Exemption with a 'De Minimis Impact Finding' has been prepared which indicates that <br /> this project could not have a significant impact on fish and wildlife resources. <br />
