Item No. 2 <br /> PC: 9-17-92 <br /> UP-92-20 <br /> Page 4 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain In force, <br /> and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Exit and entrance driveways for trucks shall be a minimum of 35 feet wide and a <br /> maximum of 40 feet wide. (Planning Tale Section 9-4005.4[k][4]) <br /> b. Access gates shall be recessed from the property line a minimum of 20 feet. If the <br /> longest truck-trailer combination using the terminal is greater than 15 feet, then the <br /> access gate shall be recessed a length equal to the longest truck-trailer combination plus <br /> five feet. (Planning Title Section 9-4005.4[k][5]) <br /> C. All maneuvering and parking areas shall be provided and paved in the yard of the truck <br /> terminal. No street parking is allowed within the public road right-of-way along the <br /> frontage of the property or along acceleration and deceleration lanes. A ten-foot-wide landscaped strip shall be provided along Peltier Road. (Planning Title <br /> Section 9-4005.4[k][81) <br /> f. A five-foot-wide landscaped strip shall be provided along the property lines to adjacent <br /> property. The strip shall be planted with trees and/or large shrubs to provide a visual <br /> buffer from adjacent properties. (Planning Title Section 9-4005.4[k][91) <br /> g.
