Hayes <br /> Unless otherwise specified, all conditions of approval shall <br /> be complied with prior to the issuance of any building <br /> permits. <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details, <br /> on-site parking and grading, shall be submitted to the <br /> Department of Public Works for approval. Drainage shall <br /> be retained on-site and pond volume calculations shall be <br /> submitted for approval. <br /> b. Any improvement or permits for State Highway Route 120 <br /> shall be as required by Caltrans. <br /> C. Proof of legal access across Union Pacific Railroad <br /> right-of-way shall be provided. <br /> 2. BUILDING DIVISIO11 <br /> a. The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal <br /> to the Building Inspection Division.: <br /> 1) Provide restrooms conforming with all disabled <br /> access requirements (C.A.C. , Title 24). <br /> b. A grading plan shall be submitted and approved and a <br /> grading permit issued by the Building Inspection Division <br /> prior to performing any excavation or filling of earth <br /> material: <br /> 1) A grading plan shall contain the information listed <br /> in the U.B.C. , Appendix, Chapter 70, Section <br /> 7006(d) . <br /> 2) The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels. <br /> Retaining wall details shall be submitted where <br /> applicable. <br /> 3) Subdivision grading in excess of 5,000 cubic yards <br /> shall comply with Section 7014 for "Engineered <br /> Grading Requirements." <br /> 4) All recommendations of the soils engineer shall be <br /> incorporated in the grading plans. <br />
