Hazelton Avenue <br /> Stockton, CA 95205 <br /> Dear Ms. Walker: <br /> Caltrans has reviewed the preapplication review document of the proposed <br /> new town, Mountain House, and offers the following: <br /> A development of this size will have a significant impact on Routes 205 and <br /> 580 and various interchanges, especially Patterson Pass Road Interchange on <br /> Route 205. The project will also impact SR 4 northwest of the project site. In <br /> order to adequately assess the impacts a traffic analysis needs to be prepared. <br /> It should include the following: <br /> - An estimation of the projects total trip generation using recognized <br /> trip generation factors. <br /> - The analysis should include at a minimum the existing traffic, the <br /> project related traffic, the cumulative traffic, along with Am/PM <br /> peak hour turning movements. This analysis should include project <br /> related and cumulative impacts to mainline Routes 205 and 580 and <br /> interchanges in the project vicinity. <br /> An estimation of the directional distribution of the project trips. <br /> This analysis should consider local connecting roads and inter- <br /> changes in the adjacent area. This would include traffic studies <br /> for interchanges and I-205 mainline currently being prepared as <br /> part of the Tracy I-200 Specific Plan. <br /> An evaluation of the project's traffic impact on the Level of Service <br /> (LOS) of the key intersections and interchange ramps and ramp in- <br /> tersections in the area. <br />
