CONDITIONS OF APPROVAL <br /> SA-92-48 <br /> Stephen Borra <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the issuance of any <br /> building permits and prior to the initiation of the use. <br /> This approval will expire 18 months from the effective date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain in <br /> force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance <br /> requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the design, installation, repair, and sale of agricultural irrigation <br /> equipment. <br /> b. The applicant shall secure an approved Business License for the existing winery and the <br /> approved use prior to the initiation of the use. (Section 7-1000 of the County Ordinance <br /> Code) <br /> C. An Improvement Plan showing drainage,driveway access details, on-site parking, existing <br /> and proposed utility services, and grading shall be submitted for approval (Planning Title <br /> Section 9-10002). All improvements shall be shown on the Improvement Plan. The <br /> construction of on-site improvements shall conform to the approved Site Plan and <br /> Improvement Plan and be completed prior to the issuance of a Certificate of Occupancy <br /> and the initiation of the use. A Plan Check Fee is required. <br /> d. A minimum of four automobile parking spaces, including one which meets the County's <br /> handicap access standards, shall be provided for the approved use and shown on the <br /> Improvement Plan. The size of the parking spaces shall be consistent with the <br /> requirements of Section 3702 of the Planning Title. The spaces shall be permanently <br /> paved with concrete or asphalt concrete and be delineated. <br /> e. All automobile parking spaces, driveways, and maneuvering areas shall be permanently <br /> paved with concrete or asphalt concrete. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. Details shall be included on the <br /> Improvement Plan. <br /> f. Outdoor storage of agricultural irrigation equipment and the associated trucks shall be <br /> permitted on a minimum of four inches of rock base. The location of the outdoor storage <br /> area and surfacing details shall be included on the Improvement Plan. The outdoor <br /> storage area shall be screened from adjacent properties and Armstrong Road.
