Item No. 1 <br /> CONDITIONS OF APPROVAL <br /> All conditions, unless otherwise noted, shall be met prior to <br /> approval of the final map. <br /> 1 . Planning Division: <br /> a. Access off of Valpico Road shall be restricted for Lots 1 , <br /> 15 , and 24 . <br /> b. Access off of Chrisman Road shall be restricted for Lots <br /> 20-24 . <br /> c . All street names shall be approved by the Planning <br /> Director . <br /> d. The Public Report filed with the State Department of Real <br /> Estate shall include the following: <br /> ( 1 ) The payment of school development fees will be <br /> required prior to the issuance of building permits. <br /> ( 2 ) Indicate the current and possible increased activity <br /> at the Tracy Municipal Airport and the related noise <br /> potential from aircraft in the project area. <br /> ( 3 ) The County' s right-to-farm ordinance shall be <br /> referenced. <br /> e. In lieu of conveyance of park land to the County, as <br /> prescribed in Section 9-9261 of the Planning Title, the <br /> developer shall contribute fees of equivalent value as <br /> defined in Section 9-9264 . Arrangements for the payment <br /> of said fees shall be approved by County Counsel prior to <br /> final map recordation. <br /> f . Pursuant to Section 66474 . 9 of the Subdivision Map Act , <br /> the subdivider shall defend, indemnify, and hold harmless <br /> the local agency or its agents, officers, and employees <br /> from any claim, action, or proceeding against the local <br /> f agency or its agents, officers, or employees to attack, <br /> set aside, void, or annul an approval of the local agency, <br /> advisory agency, appeal board, or legislative body con- <br /> cerning a subdivision, which action is brought within the <br /> time provided for in Section 66499. 37 of the Subdivision <br /> Map Act . <br /> g. The tentative map shall not be considered approved until <br /> the RR-65 zoning approved by ZR-88-11 becomes effective on <br /> December 23 , 1987 . <br /> 2 . Department of Public Works : <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the Department <br /> of Public Works. <br /> Revised Conditions - 1 - (PC : 12-3-87 ) <br />
