Item No. 1 <br /> b. All improvement plans and specifications must be approved <br /> by the County of San Joaquin Department of Public Works <br /> prior to approval of the Final Map. <br /> c . If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall <br /> execute an agreement with the County of San Joaquin which <br /> will insure the completion of improvements within one ( 1 ) <br /> year after filing the Final Map. <br /> d. A Soil Report shall be required. <br /> e. Underground utilities are required. Public utility ease- <br /> ments shall be as required by the public utility companies . <br /> f . All interior streets shall be dedicated and improved <br /> within the subdivision in conformance with County stan- <br /> dards for a 50-foot right-of-way street (Rural and Estate <br /> type) . <br /> g. Valpico Road shall be dedicated and improved on the sub- <br /> division side in conformance to County standards of a <br /> 60-foot right-of-way street (Rural ) . <br /> h. Chrisman Road shall be dedicated on the subdivision side <br /> in conformance to County standards of an 84-foot right-of- <br /> way street (Rural and Estate type) . <br /> i . Provide a temporary turnaround area at the south end of <br /> Alder Street and Leward Way and other stub-out streets due <br /> to the phasing of the development . <br /> j . The developer shall provide for storm drainage in accor- <br /> dance with the Board of Supervisors Resolution No. <br /> R-76-4201 , which allows for the use of on-site storm <br /> drainage retention basins on each lot . <br /> k. The drainage system shall meet the requirements of the <br /> County and provide adequate drainage for the improvements <br /> (development) . The acceptance or approval by the County <br /> of the drainage system does not relieve the developer (or <br /> his engineer) of the responsibility of providing an ade- <br /> quate drainage system. <br /> 1 . The developer shall enter into an agreement with San <br /> Joaquin County to pay fees for the construction of a <br /> public community water system: <br /> ( 1 ) The developer shall pay a fee which represents a pro- <br /> portionate share of the Master Planned Water <br /> Facilities to be used for the construction of the <br /> facilities and related engineering (which may include <br /> the preparation of a Master Plan for the affected <br /> area) . <br /> Revised Conditions - 2 - (PC: 12-3-87 ) <br />
