" <br /> ° Staff can make this finding because two streets are stubbed <br /> at the southern boundary of the proposed development <br /> (Leward Way and Alder Street) . <br /> PROJECT DESCRIPTION <br /> The proposed project is to divide seven existing parcels totaling <br /> 40. 3 acres into 24 single-family rural residential lots. The <br /> lots are proposed to conform with the RR-65 (Rural Residential ; <br /> 65 ,000-square-foot minimum) zoning district . <br /> Recently, the Planning Commission recommended approval of <br /> GP-88-13 and ZR-88-11 , requests for a General Plan Amendment to <br /> Rural Residential and a Zone Reclassification to RR-65 . The <br /> Board of Supervisors will review these applications on November <br /> 23, 1987 . Therefore, any approval recommendation by the Planning <br /> Commission must be made contingent upon Board approval of <br /> GP-88-13 and ZR-87-11 . <br /> Public streets are proposed to serve the subdivision, with access <br /> off of Valpico Road. Subdivision streets are proposed with <br /> 50-foot-wide rightsof-way and a 32-foot-wide paved section. <br /> Water will be provided by individual wells on an interim basis, <br /> and the developer will install "dry" waterlines for the future <br /> public water system that is anticipated to serve this and other <br /> portions of the Valpico Rural Residential area. <br /> Sewage disposal will be by individual septic systems, and <br /> drainage is to be provided by individual retention basins on each <br /> lot . <br /> Fire protection is to be provided by the Tracy Rural Fire <br /> District , with police protection by the San Joaquin County <br /> Sheriff ' s Department . The project site is within the Jefferson <br /> Elementary School District and the Tracy Joint Union High School <br /> District . <br />
