Item No. 1
PC : 11-19-87
SU-87-22
Page 2
° Staff can make this finding because the tentative sub-
division map demonstrates that the site can accommodate 24
rural residential lots.
5 . "The design of the subdivision or the proposed improvements
are not likely to cause substantial environmental damage or
substantially and avoidably injure fish or wildlife or their
habitat . "
Staff can make this finding for the following reasons:
a. No unique wildlife habitat has been identified on the
project site.
b. No adverse environmental effects have been identified in
the analysis of this project .
6. "The design of this subdivision or the type of improvements
is not likely to cause serious public health problems. "
° Staff can make this finding because the subdivision design
and improvements are required to meet County standards.
The proposed rural residential use will not create a public
health problem.
7 . "The design of the subdivision or the type of improvements
will not conflict with easements, acquired for the public at
large, for access through or use of property within the pro-
posed subdivision. "
Staff can make this finding because adequate public access
easements have been included in the subdivision design to
meet the needs of the public for access to property within
the subdivision and for circulation through the sub-
division.
8 . "Any land or improvements to be dedicated to the County are
consistent with the General Plan. "
° Staff can make this finding because all land or improve-
ments to be dedicated will satisfy County requirements.
9. "The design of the subdivision provides, to the greatest
extent feasible, for the future passive or natural heating
opportunities in the subdivision. "
Staff can make this finding because all parcels are large
enough so that individual dwellings can be oriented to take
advantage of solar orientation.
