Gau, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT : RV-88-3 Located at the west end of Frewert Road, <br /> adjacent to the San Joaquin River, west of Lathrop. <br /> APPLICANT : Steelguard Inc . APN : 191-270-10 <br /> INFORMATION : <br /> The site is located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. The 100-Year Flood <br /> Elevation will be approximately 17 feet NGVD. <br /> Frewert Road has an existing right-of-way width of 40 feet, and a <br /> planned right-of-way width of 50 feet. <br /> RECOMMENDATIONS : <br /> Recommend denial pending submittal and County concurrence in the <br /> design of turn-arounds and the dedication of right-of-way <br /> required for turn-arounds and for new road from Frewert Road to <br /> Manila Road. <br /> RECOMMENDED CONDITIONS WHEN APPROVED : <br /> 1 . An Improvement Plan, prepared by a Registered Civil Engineer , <br /> showing drainage , driveway access details, on-site parking, <br /> and grading, shall be submitted to the Department of Public <br /> Works for approval . <br /> 2 . Secondary emergency access to the site shall be provided to a <br /> public road. <br /> 3 . An Encroachment Permit shall be required for work within road <br /> right-of-way . <br /> 4 . All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specifications must be approved by <br /> the County of San Joaquin Department of Public Works . <br />
