CONDITIONS OF APPROVAL <br /> RV-88-3 <br /> Planning Division: <br /> a. The three existing mobilehomes shall be removed from the pre- <br /> mises. <br /> b. Check-in/check-out parking lanes shall be provided parallel to <br /> the on-site ingress/egress roads . <br /> c . The existing lowland areas shall be filled, and the site shall <br /> be graded to a uniform, level topography. The applicant shall <br /> obtain permits or clearances from the County and from the U. <br /> S . Army Corps of Engineers . <br /> d. The applicant shall submit an evacuation plan for Planning <br /> Division approval (Planning Title , Division 2 , Chapter 23) . <br /> e . Project improvements shall comply with the flood prevention <br /> regulations of the Planning Title (Division 10 , Chapter 5) . <br /> To document compliance, the applicant shall reference each <br /> applicable flood regulation on the improvement plan. <br /> f . For the perimeter road loop, the minimum paved width shall be <br /> 25 feet . The road loop shall be designated "no parking. " <br /> q. A minimum 10-foot-wide landscaped screen/buffer shall be shown <br /> along the north, east , and south boundaries of the project <br /> site. Details of a landscaping and irrigation plan shall be <br /> shown on the improvement plan. Landscaping details shall <br /> include a key showing size, type, number, and spacing of all <br /> proposed plantings . Details of an automatic and timed <br /> sprinkler system shall be shown. <br /> The perimeter landscaped areas shall be planted in the <br /> following manner : <br /> Trees : Spaced not to exceed 25 feet on center at a ratio of <br /> 25% - 15 gallons , 50% - 5 gallons , 250/0' - 1 gallon. <br /> Shrubs : Spaced not to exceed 10 feet on center at a ratio of <br /> 20% - 5 gallons, 80% - 1 gallon. <br /> Groundcover : 100% coverage. <br /> The recreation area near the site access point , designated <br /> common areas, and parking aisle ends shall be landscaped using <br /> a combination of trees, shrubs, and groundcover ( 100% <br /> coverage) . Any area not required for the sewage disposal <br /> system shall be landscaped ( 100% coverage) according to the <br /> same standards applied to the recreation area. <br /> Planning Conditions - 1 - (RV-88-3) <br />
