The proposed facility would seat 720 people. <br /> In the Rural Residential zone, the Neighborhood Religious Assembly <br /> Use Type (seating capacity of less than 250 people) is permitted <br /> with Site Approval; the Community Religious Assembly Use Type <br /> (seating capacity of at least 250 but less than 500 people) is <br /> permitted with a Use Permit; and the Regional Religious Assembly <br /> Use Type (seating capacity of 500 people or more) is not permitted. <br /> The Regional Religious Assembly Use Type is currently not a Use <br /> Type permitted in any residential zone. <br /> Two concerns related to allowing this type of use in the Rural <br /> Residential Zone include access and neighborhood compatibility. <br /> Many of the roadways in rural residential areas may not be capable <br /> of handling the amount of traffic generated by a regional facility. <br /> A regional facility also may not be compatible with the surrounding <br /> rural residential neighborhoods. In addition, the Religious <br /> Assembly Use Type allows school and other accessory uses which may <br /> not be compatible with surrounding residential use. <br /> It should be noted that the Regional Religious Assembly Use Type is <br /> currently permitted in the Agricultural zones with a Use Permit, <br /> Thus, an application for the proposed church facility could be <br /> accepted under the existing zoning. <br /> ENVIRONMENTAL CONSIDERATIONS: <br /> If a full application is submitted, an Initial Study will be <br /> prepared to determine the potential environmental effects of the <br /> project.
