INTRODUCTION <br /> Our office has been retained by Virginia Winslow to perform a <br /> soil suitability study for her property located at 7633 French Camp <br /> Rd. Manteca, California. The purpose of this study is to determine <br /> the suitability of the property for septic tank usage. This study <br /> was performed according to the requirements of Section 9-1105 . 2 (d) <br /> of San Joaquin County Development Title. This report presents the <br /> results of our study. <br /> II . PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG- <br /> 40, for general agricultural use. The subject property consists of <br /> a rectangular shaped 60-acre parcel located at 7633 French Camp <br /> Rd. , Manteca, California. It is proposed to divide the property <br /> into two parcels, a 2 . 5 acre parcel (Parcel 1) and a designated <br /> remainder of 57 . 5 acres (Parcel 2, see the attached Parcel Map, <br /> Plate No. 1) . The proposed 2 . 5 acre parcel is located at 8181 <br /> French Camp Rd. , Manteca, California. A house and garage exist on <br /> both of the proposed parcels. There are no current plans for <br /> further development of the land. <br /> III . PRESENT AND PAST USE OF THE SITE <br /> With the exception of the proposed 2. 5 acre parcel, the <br /> designated remainder of the land has been used for row crops for <br /> the last 35+ years. The homes located on proposed parcels 1 and 2 are 38 and <br /> 50+ years old respectively. <br />
