The frontage improvements for Linne Road shall be constructed in <br /> conformance with the standards for one-half of an 84-foot <br /> right-of-way Rural Arterial Road. The frontage improvements for <br /> the future road as shown on the Development Plan included with <br /> approved Tentative Map MS-92-175 shall be constructed in <br /> conformance to a 50-foot right-of-way Rural Residential Road. <br /> The construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Parcel Map. <br /> (A $260 . 00 fee currently is required for processing per <br /> Development Title Table 9-240 . 2 in addition to a copy of the <br /> Grant Deed, legal descriptions of Parcels 1 and 2 and an <br /> estimate. The estimate and legal descriptions shall be prepared <br /> by a Registered Civil Engineer with a typical section drawing on <br /> a form to be supplied by the Department of Public Works and <br /> submitted to the Department of Public Works for approval . As an <br /> option, the Department of Public Works will prepare the drawing <br /> with estimate for an additional fee of $115 . 00 . ) <br /> (Development Title Section 9-1150 . 2 (d) (3) ) <br /> 5 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910 . 20) <br /> 6 . Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements of <br /> the Uniform Fire Code Section 10 .207, San Joaquin County <br /> Standards F-la, F-lb and F-lc and the Tracy Rural Fire District <br /> prior to issuance of the occupancy permit . <br /> (Development Title Sections 9-1145 . 5 and 9-1150 . 15) <br /> 7 . Requirements for construction of improvements shall be noticed by <br /> a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411 . 1) <br /> 8 . Parcels shall contain a minimum of 2 . 0 acres net . <br /> (Development Title Table 9-310 . 3) <br /> 9 .
