A ten-foot wide right-of-way dedication is required along the <br /> frontage of Parcel 1 and Designated Remainder. <br /> (Development Title Section 9-860 . 4) <br /> 4 . The frontage improvements for Ashley Lane shall be constructed in <br /> conformance with the standards for one-half of a fifty-foot <br /> right-of-way Rural Road. The construction of the frontage <br /> improvements will be deferred, upon execution by the owner of a <br /> Deferred Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit-equivalent to -their estimated construction costs prior to <br /> approval of the Parcel Map. (A $260 . 00 fee currently is required <br /> for processing per Development Title Table 9-240 . 2 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcel 1 and <br /> Designated Remainder and an estimate . The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of <br /> Public Works for approval . As an option, the Department of <br /> Public Works will prepare the drawing with estimate for an <br /> additional fee of $115 . 00 . ) <br /> (Development Title Section 9-1150 . 2 (d) (3) ) <br /> 5 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910 . 20) <br /> 6 . The Private Road and any driveway that exceeds 150 feet in length <br /> from any public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10 . 207, San Joaquin <br /> County Standards F-la, F-lb and F-lc and the Waterloo-Morada Fire <br /> District prior to issuance of the occupancy permit . <br /> (Development Title Sections 9-1145 . 5 and 9-1150 . 15) <br /> 7 . Requirements for construction of improvements shall be noticed by <br /> a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411 . 1) <br /> 8 .
