CONDITIONS OF APPROVAL SA-90-49 BEN SOTELO Unless otherwise specified , the approved use shall not be established nor building permits issued until the applicant has fulfilled all Conditions of Approval . 1 . PUBLIC WORKS: ORDINANCE REQUIREMENTS: The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. Ordinance Requirements are not appealable. a. An Improvement Plan , prepared by a registered Civil Engineer, showing drainage , driveway access details , on- site parking , existing and proposed utility services , and grading , shall be submitted to the Department of Public Works for approval . Storm drainage shall be retained on- site , and calculations shall be submitted to the Public Works Department for approval . b. Parcel Map of MS-90-50 shall be recorded prior to approval of the Improvement Plan . C . Encroachment permit shall be required for work within road right-of-way . d . A Traffic Impact Mitigation Fee may be required for this development. (The fee is 61 ,897.00 per 1 ,000 gross square feet of building as "Service Commercial " in the Lodi area . The fee shall be automatically adjusted annually be the Engineering Construction Cost Index as published by the Engineering News Record . ) Collection of the fee will be effective on April 23, 1990 and all building permit applications not accepted as complete by the Building Department prior to this date will be subject to the fee. 2.
