CONDITIONS OF APPROVAL <br /> SA-90-49 <br /> BEN SOTELO <br /> Unless otherwise specified , the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval . <br /> 1 . PUBLIC WORKS: <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> a. An Improvement Plan , prepared by a registered Civil <br /> Engineer, showing drainage , driveway access details , on- <br /> site parking , existing and proposed utility services , and <br /> grading , shall be submitted to the Department of Public <br /> Works for approval . Storm drainage shall be retained on- <br /> site , and calculations shall be submitted to the Public <br /> Works Department for approval . <br /> b. Parcel Map of MS-90-50 shall be recorded prior to <br /> approval of the Improvement Plan . <br /> C . Encroachment permit shall be required for work within <br /> road right-of-way . <br /> d . A Traffic Impact Mitigation Fee may be required for this <br /> development. (The fee is 61 ,897.00 per 1 ,000 gross <br /> square feet of building as "Service Commercial " in the <br /> Lodi area . The fee shall be automatically adjusted <br /> annually be the Engineering Construction Cost Index as <br /> published by the Engineering News Record . ) Collection <br /> of the fee will be effective on April 23, 1990 and all <br /> building permit applications not accepted as complete by <br /> the Building Department prior to this date will be <br /> subject to the fee. <br /> 2.
