r CONDITIONS OF APPROVAL SA-90-50 BEN SOTELO Unless otherwise specified , the approved use shall not be established nor building permits issued until the applicant has fulfilled all Conditions of Approval . 1 . PUBLIC WORKS: ORDINANCE REQUIREMENTS: The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. Ordinance Requirements are not appealable. a. An Improvement Plan , prepared by a registered Civil Engineer, showing drainage , driveway access details , on- site parking , existing and proposed utility services , and grading , shall be submitted to the Department of Public Works for- approval . Storm drainage shall be retained on- site , and calculations shall be submitted to the Public Works Department for approval . b. Parcel Map MS-90-50 shall be recorded prior to approval of the Improvement Plan . C . Encroachment permit shall be required for work within road right-of-way. d . A Traffic Impact Mitigation Fee may be required for this development . (The fee is s1 ,B97 .00 per 1 ,000 gross square feet of building as Service Commercial " in the Lodi area. The fee shall be automatically adjusted annually be the Engineering Construction Cost Index as published by the Engineering News Record . ) Collection of the fee will be effective April 23, 1990 , and all building permit applications not accepted as complete by the Building Department prior to this date will be subject to the fee . 2.
