The original'Permitted <br /> Use With Improvement Plan' has been divided into 'Permitted Use' (P) and <br /> 'Permitted Use Wiith Improvement Plan' (PI). Some uses that could reasonably <br /> be allowed in Special Purpose Zones were added. <br /> SECTION 25 Addition of provision to permit non-conforming structures in Special Purpose <br /> Zones to increase in cases where their non-conformity is based on intrusion into <br /> a required yard only. <br /> SECTION 26 Change to clarify when a registered civil engineer is required to prepare an <br /> Improvement Plan. <br /> SECTIONS 27 through 52 <br /> Changes to correct Division 9, Subdivision Regulations, to conform with the <br /> Subdivision Map Act and Public Works' requirements. <br /> SECTION 53 Addition to yard requirements in commercial areas to permit eaves, roof <br /> overhangs, and similar features within the required yard for up to ten feet to <br /> provide for typical retail building configurations. <br /> SECTION 54 Clarification of the location of a landscaping strip in a parking area. <br /> SECTION 55 Changes in the requirements for roadways to conform with the requirements of <br /> Public Works and to allow for greater flexibility. <br /> SECTION 56 Clarification stipulating the types of trees subject to a Tree Management Permit. <br /> SECTION 57 The addition of Cultural and Library Services as a permitted use on land under <br /> a Williamson Act contract as previously provided for by the Board of Supervisors. <br /> STAFF ANALYSIS <br /> BACKGROUND: <br /> This Text Amendment,TA-92-13, is the first in a series of Text Amendments that will include clarifications, <br /> updates, corrections, and other changes to the Development Title that became necessary as the new <br /> Development Title is used and problem areas are discovered. <br /> GENERAL PLAN CONSISTENCY: <br /> The proposed changes in the text of the Development Title will affect properties with a Residential, <br /> Commercial, Industrial,Agricultural,and Special Purpose designation on the General Plan. The proposed <br /> changes do not conflict with any of the Goals, Objectives, Policies, or Implementation Measures of the <br /> General Plan. <br /> -6- <br />
