SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Mark Ackerman to <br /> conduct a Soil Suitability Study and Nitrate Loading Study for his property located at <br /> 5861 West Kile Road, Lodi, California. <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br /> whether the soils are suitable for use with a septic system, as well as to estimate if the <br /> use of septic systems will impact ground water quality. The study was performed <br /> according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Development code. <br /> Proposed Development <br /> Mr. Ackerman purchased the project Site with an existing two-bedroom home and one- <br /> bedroom apartment. No new development is proposed. <br /> Mr. Ackerman stated that the house and apartment were constructed in the 1920s or <br /> earlier. The apartment was originally a carriage house, and its septic system was also <br /> installed in the 1920s or earlier. No permit records were maintained at that time. At <br /> some point prior to Mr. Ackerman's ownership, the carriage house was converted into <br /> an apartment. The apartment's septic system has since been repaired (personal <br /> communication, April 14, 2020). <br /> It is the understanding of Live Oak that the San Joaquin County Environmental Health <br /> Department has requested this investigation because a housing complaint was filed <br /> against the apartment on the Site, and no permit records have been identified for its <br /> septic system. <br /> Site Description <br /> The Site is composed of Assessor's Parcel Number (APN) 001-280-10, 1.77 acres in <br /> size. The Site is located at 5861 West Kile Road, Lodi (Plate 1). <br /> A two-bedroom home, a one-bedroom apartment, a garage, and several sheds and <br /> agricultural buildings are currently located on the Site.
