CONDITIONS OF APPROVAL <br /> MS-92-212 <br /> JOANNE & ROBERT HOFFMAN <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parcel 1 shall be 10 acres. (Development Title Section <br /> 9 . 610. 3) <br /> b. Parcel 1 and the remainder shall have a minimum frontage <br /> of 150 feet. (Development Title Section 9. 610.4) <br /> 3 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9- <br /> 915. 2) <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3 , 002 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304, R-91-1025) <br /> d. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910) <br /> e. Dedication to result in a 30-foot wide right-of-way from <br /> the centerline of Woodbridge Road to the property line <br /> shall be required across the frontage of Parcel 1. <br /> (Development Title Section 9-860.4) <br />
