Item No. 3 <br /> w• - <br /> SECTION II <br /> PROJECT DESCRIPTION <br /> SITE LOCATION, PHYSICAL DESCRIPTION <br /> The 41. 5-acre site (including the one-acre parcel staff has <br /> 'included as part of the proposed project) is situated in the <br /> s unincorporated community of Linden, approximately 12 miles east of <br /> r :Stockton in San Joaquin County. (Refer to Figures 1 and 2 . ) The <br /> F.tproject site is located on the south side of State Route (SR) 26, <br /> "i east of the intersection of SR 26 and Ione Street. It is bounded <br /> on the north by SR 26 and to the east, south and west by <br /> ` agricultural lands. <br /> �z f Linden is designated as an Intermediate Urban Center in the <br /> San Joaquin County General Plan. Intermediate Centers generally <br /> '} offer a limited number of activities to serve the more frequent <br /> . needs of residents of the center and surrounding area, relying on <br /> the regional and Subregional Centers for variety and <br /> specialization. 1 The Linden urban center as defined in the County <br /> General Plan to 1995 covers 287 acres. The northern portion of <br /> the project site consisting of approximately 14 .5 acres is located <br /> within the existing Linden Urban Center, the boundaries of which <br /> ' are shown on the Community General Plan Map, page 30. The <br /> remaining 26. 3-acre portion of the site proposed for Low Density <br /> Residential/R1-8 development is located outside of the area <br /> ;5-,�,_ presently planned for urban development. <br /> The subject parcel is relatively level with elevations <br /> ranging from 89 feet in the west to 93 feet in the east. The <br /> ri project site has been in continuous agricultural use by Manuel <br /> Santos and family, current owners of the property, for over 68 <br /> years. The site is currently planted in walnut and peach <br /> orchards. Thep roperty owner has removed approximately 3 . 5 acres <br /> of diseased trees at the southern end of the property which have <br /> not been replaced. Several commercial-retail uses are located <br /> along the northern end of the site adjacent to State Route 26, <br /> - including the Farmer's and Merchant's Bank, a service station, a <br /> U.S. Post Office and a small retail center consisting of a <br /> T library, church, pizza parlor and beauty shop. <br /> k: t <br /> The project site is identified as Assessor's Parcel Numbers <br /> 105-170-13 , 26, 38 and 105-160-07 (portion) . <br />
