Development Committee <br /> A"gust 29, 1990 <br /> Page 2 <br /> b. all improvement plans and specifications must be approved <br /> by the County of San Joaquin Department of Public Works <br /> prior to approval of the Final Map. <br /> C. If improvements referred to herein are not completed <br /> prior to the approval of the Final Map, the subdivider <br /> shall execute an agreement with the County of San Joaquin <br /> which will insure the completion of improvements within <br /> one (1) year after filing the Final Map. <br /> d. Golden Hills Place shall be fully improved in accordance <br /> with the standards for a 50-foot right-of-way rural road. <br /> Vacco Road shall be improved in accordance with the <br /> standards for a 50-foot right-of-way rural road, except <br /> the pavement width shall be 20 feet. Vacco Road shall <br /> be graded, and the roadside ditches shall be constructed <br /> to conform to the ultimate pavement width of 32 feet. <br /> e. Vacco Road (50 feet wide) from Fine Road through the east <br /> right-of-way return for Golden Hills Place shall be <br /> acquired by the subdivider and dedicated to San Joaquin <br /> County. In the event the subdivider is unable to acquire <br /> the right-of-way, he shall request the County Real <br /> Property Agent to acquire the property on his behalf. <br /> All costs associated with the acquisition of the right- <br /> of-way shall be borne by the subdivider. <br /> f. A terminal drainage system shall be provided by drainage <br /> facilities on Fine Road. A drainage study shall be made <br /> to determine the adequacy of the existing drainage <br /> system. Lot grading and storm drainage improvements <br /> shall be part of the improvement plans. The drainage <br /> system shall meet the requirements of the County which <br /> are in force at the time of acceptance of the <br /> improvements. The acceptance or approval by the County <br /> of the drainage system does not relieve the developer or <br /> his engineer of the responsibility of providing an <br /> adequate drainage system. <br /> g. The Final Map shall note and clearly delineate any area <br /> subject to flood hazard. All development within the <br /> subdivision shall conform to the requirements of the San <br /> Joaquin County Floodplain Ordinance Code. <br /> h. A Preliminary Soil Report shall be required. <br /> i. Public utility easements shall be as required by Pacific <br /> Gas and Electric Company and all other public utilities. <br /> Underground utilities are required. <br />
