i <br /> CONDITIONS OF APPROVAL <br /> SA-89-23 <br /> Quality Assured Packing <br /> Unless otherwise specified , all conditions of approval shall be <br /> complied with prior to the issuance of any building permits. <br /> 1. Department of Public Works <br /> a. An Improvement Plan , prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details , <br /> on-site parking , and grading , shall be submitted to the <br /> Department of Public Works for approval. <br /> b. A 5-foot wide roadway dedication is required on Arata <br /> Road along the frontage of APN 101-080-50. <br /> 2. Building Division <br /> a. The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction. plans before submittal <br /> f to the Building Inspection Division: <br /> 1. A building permit is required for the evaporator <br /> tower. <br /> b. A grading plan shall be submitted and approved and a <br /> grading permit issued by the Building Inspection <br /> Division prior to performing any excavation or filling <br /> of earth material: <br /> 1. A grading plan shall contain the information listed <br /> in the U.B.C. , Appendix, Chapter 70, Section <br /> 7006(d). <br /> 2. The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels. <br /> Retaining wall details shall be submitted where <br /> applicable. <br /> 3. Grading in excess of 5 ,000 cubic yards shall comply <br /> with Section 7014 for "Engineered Grading <br /> Requirements." <br /> 4. All recommendations of the soils engineer shall be <br /> incorporated in the grading plans. <br /> 5. All compaction reports must be submitted prior to <br /> issuance .of a building permit. , <br /> 6. All grading permits are subject, to .approval by the <br /> other departments. <br />
