Phase II Site Assessment Work Plan - Septic Leach Fields and Drainage Ditch American Moulding and Millwork Company 2801 North West Lane, Stockton, Californip 1.0. INTRODUCTION In accordance with the request of Mr.Bernie Sloop of American Moulditlg and Millwork Company (AMM)Advanced GeoEnvironmental, Inc. (AGE)has prepared this work plan to assess two active septic leach fields and a drainage ditch identified in the 1987 Phase I and/or in the 20 March 2000 updated Phase I Site Assessment as potentially having been impacted by unauthorized releases of hazardous materials.Figure 1 shows the site locality;Figure 2 shows structures and proposed boring locations on the site. This work plan has been prepared as part of a due diligence investigation of the property prior to a real estate transaction. The scope of work includes: • Preparation of this Work Plan; • Preparation of a Health and Safety Plan; • Advancement of one soil boring to 20 feet bsg and one to 35 feet bsg in each of the two septic leach fields to collect soil and ground water samples; • Advancement of three hand-auger borings to 5 feet bsg in thew stern drainage ditch (west ditch) to collect soil samples; • Advancement of one probe boring to 35 feet bsg in the west ditch area to collect a grab ground water ample; • Obtaining laboratory analysis of the ground water samples and selected soil samples; and • Preparation of a report of findings. The setting of the subject site is illustrated in Figure 1. Structures and prdposed boring locations on the subject property are shown on the site plan in Figure 2. 2.0. BACKGROUND In 1987,Dames and Moore , Inc. (D&M)completed a Phase I Site Assesl;ment of 2801 North West Lane, Stockton, California(the subject site). A number of potential environmental concerns were identified and most were subsequently addressed by Kleinfelder and others. On 20 March 2000, Property Solutions, Inc. (PSI) completed an updated Phase I Environmental Assessment of the property, AGE was provided an executive summary from the latter, which listed four main areas of concern on the property: • Former UST No. 1 - Site Code 18822; • Former Southern Parcel Maintenance Shop USTs - Site Code 1882; Advanced GeoEnvironmental,Inc.
