Phase II Site Assessment Work Plan - Septic Leach Fields and Drainage Ditch <br /> American Moulding and Millwork Company <br /> 2801 North West Lane, Stockton, Californip <br /> 1.0. INTRODUCTION <br /> In accordance with the request of Mr.Bernie Sloop of American Moulditlg and Millwork Company <br /> (AMM)Advanced GeoEnvironmental, Inc. (AGE)has prepared this work plan to assess two active <br /> septic leach fields and a drainage ditch identified in the 1987 Phase I and/or in the 20 March 2000 <br /> updated Phase I Site Assessment as potentially having been impacted by unauthorized releases of <br /> hazardous materials.Figure 1 shows the site locality;Figure 2 shows structures and proposed boring <br /> locations on the site. This work plan has been prepared as part of a due diligence investigation of the <br /> property prior to a real estate transaction. The scope of work includes: <br /> • Preparation of this Work Plan; <br /> • Preparation of a Health and Safety Plan; <br /> • Advancement of one soil boring to 20 feet bsg and one to 35 feet bsg in each of the two <br /> septic leach fields to collect soil and ground water samples; <br /> • Advancement of three hand-auger borings to 5 feet bsg in thew stern drainage ditch (west <br /> ditch) to collect soil samples; <br /> • Advancement of one probe boring to 35 feet bsg in the west ditch area to collect a grab <br /> ground water ample; <br /> • Obtaining laboratory analysis of the ground water samples and selected soil samples; and <br /> • Preparation of a report of findings. <br /> The setting of the subject site is illustrated in Figure 1. Structures and prdposed boring locations on <br /> the subject property are shown on the site plan in Figure 2. <br /> 2.0. BACKGROUND <br /> In 1987,Dames and Moore , Inc. (D&M)completed a Phase I Site Assesl;ment of 2801 North West <br /> Lane, Stockton, California(the subject site). A number of potential environmental concerns were <br /> identified and most were subsequently addressed by Kleinfelder and others. On 20 March 2000, <br /> Property Solutions, Inc. (PSI) completed an updated Phase I Environmental Assessment of the <br /> property, AGE was provided an executive summary from the latter, which listed four main areas of <br /> concern on the property: <br /> • Former UST No. 1 - Site Code 18822; <br /> • Former Southern Parcel Maintenance Shop USTs - Site Code 1882; <br /> Advanced GeoEnvironmental,Inc. <br />
