American Moulding and <br /> Millwork Company(AM&M)purchased the property in 1987 and continues manufacturing wood <br /> furniture.The industrial operation initially occurred primarily on the southern portion ofthe property <br /> ' (Figure 3),but has moved to the north portion of the property(Figure 4).The southern portion of the <br /> property is not currently in use, several buildings have been removed. The Finger Joint/Box Cover <br /> Building was recently destroyed by fire. <br /> ' As reported by Dames & Moore in Site Remediation Report, Former American Forest Products <br /> Facility, 2801 WestLane,Stockton, California,(1992),Bechtel National;Inc.(BNI)and Kleinfelder <br /> conducted investigations of the subject site in 1984 and 1985 The Kleinfelder report was not <br /> available to AGE. BNI conducted two site investigations in the area of the former maintenance <br /> building on the south portion of the site in 1985 and 1986;the 1986 report,presumably prepared for <br /> ' AFPC, was not available to AGE. A copy of the 1985 BNI report is included in Appendix A. <br /> According to BNI,diesel contamination(1,000 mg/kg)associated with a 10,000-gallon diesel UST <br /> located west of the maintenance building and PCP (33 mg/kg) and lead (200 mg/kg) was <br /> ' encountered in shallow soil in an unpaved parking lot west of the Finger Joint Building.hi addition, <br /> BNI collected and analyzed two shallow(0 to 6 inches)soil samples for background concentrations <br /> of arsenic,chromium,copper,mercury and lead.One sample was collect d on-site near the employee <br /> tparking lot and one collected off-site east of the subject property.Figure illustrates background soil <br /> sample locations. <br /> ' In 1987,D&M completed a Phase I Site Assessment of the subject site. AGE has not reviewed the <br /> Phase I, presumably prepared for AFPC, but the D&M-prepared report Phase II Investigation, <br /> ' American Moulding and Millwork, Stockton, California,dated 25 February 1987,cited the potential <br /> environmental concerns identified in the Phase I as listed below.D&M also issued Site Remediation <br /> Report, Former American Forest Products Facility, 2801 West Lane, Stockton, California, dated <br /> ' May 1992, reporting on remedial and monitoring activities on the south portion of the site. <br /> Review of the above documents revealed the following environmental concerns on the subject site: <br /> ' • Fifteen variously defined `underground storage tanks' formerly located on the site utilized <br /> to store hazardous materials and wastes; <br /> • Use and storage of pentachlorophenol (PCP), a wood preservative; locally soil was <br /> encountered that had been impacted by the PCP; <br /> ' • An area utilized for, and potentially impacted by, a steam cleaning operation; <br /> • Septic tanks that potentially received hazardous materials; <br /> ' • Several'wash-down'areas that potentially introduced hazardous materials to the subsurface; <br /> • Storm water retention basins that may have received hazardous materials in runoff, <br /> ' Advanced GeoEnvironmental,Inc. <br />
