Please I Environmental Site Assessment <br /> City of Stockton Multi-Modal Station/Shopping Center <br /> Page 5 <br /> This report and other instruments or service are prepared and made available for the sole use of Client <br /> P P P <br /> The contents thereof may not be used or relied upon by any other person(s) without the express written <br /> consent and authorization of the Client and Condor <br /> 15 SPECIAL TERMS AND CONDITIONS <br /> The site of this Phase I ESA does not belong to the Client, rather the site properties belong to multiple <br /> property owners <br /> 16 USER RELIANCE <br /> Land use, site conditions (both on-site and off-site) and other factors will change over time Site activities <br /> and regulations beyond our control could change at any time after the completion of this report Our <br /> observations, findings and opinions can be considered valid only as of the date of the site visit This <br /> report should not be relied upon after 180 days from the date of issuance (ASTM Standard E-1527-00, <br /> Section 4 6) <br /> • 2.0 SITE DESCRIPTION <br /> 2 1 LOCATION AND LEGAL DESCRIPTION <br /> The site is shown on the USGS Stockton West, California, 7 5-Minute Topographic Map in Township 1 <br /> North, Range 6 East, Mt Diablo Base and Meridian dated 1968, photorevised in 1987 The site is located <br /> in the eastern portion of Stockton in the six-block area that is bordered by North Stanislaus Street to the <br /> west, East Mix-ter Avenue to the north, East Weber Avenue to the south, and the Southern Pacific Railroad <br /> to the east The site is shown on Figures 1, 2, and 3 in Appendix A The Assessor's Parcel Number <br /> t F (APN) for each of the 48 parcels of the site are listed in Table 1 <br /> I� 2 2 SITE AND VICINITY GENERAL CHARACTERISTICS <br /> The site, located in downtown Stockton, is in an area comprised of residences and commercial, retail,and <br /> light industrial businesses To the east of the site are the Southern Pacific Railroad tracks To the north <br /> d and south of the site are residences and retail and commercial businesses A church, a medical center, a <br /> Salvation Army Residence Center, and retail and commercial businesses are to the west of the site The <br /> . site vicinity is shown in Figure 1, Appendix A <br /> 2.3 CURRENT USES OF THE PROPERTY <br /> The parcels located within the six-block area of the site are currently used for residential, retail, <br /> commercial, and light industrial purposes The current use of each parcel,as identified by the San Joaquin <br /> County Assessor's Office, is listed in Table 1 <br /> Table 1.
