The monitoring system will be fully automatic, and in addition to providing <br />audible and visual alarms within the store, system shutdown and printed <br />reports of events or current system status, will be capable of automatically <br />reporting its condition to a remote site (to any fax or modem). <br />In addition to these, and other fire/life safety and environmental protection <br />systems, the system is designed to exceed current California requirements for <br />the capture of gasoline vapors when the tanks are being filled, and when <br />patrons are dispensing fuel into their vehicles. <br />This site remodel is entirely predicated on the requirements of the state to <br />upgrade the storage and fueling systems at this site and Quik Stops' desire to <br />upgrade to a state-of-the-art system that exceeds State requirements. <br />We also believe that those portions of the system that are above ground, and <br />therefore visible, will be better looking than the existing system, and much <br />more user-friendly. Additionally, Quik Stop requests that they be allowed to <br />install a canopy over the dispensing islands so as to provide some weather <br />protection _for their customers. <br />We request to install these new systems in nearly the same location as they <br />have been since 1972, in as much as is practical, per our drawings. <br />Therefore, we view this project as a petroleum upgrade project. We are not <br />proposing any new uses at the site, nor desire to alter the market in any <br />noticeable way. We do request allowance to remove the existing petroleum <br />systems and install new systems that are more safe, environmentally sound, <br />user friendly, and generally more aesthetic than the existing system, which is <br />approximately 25 years old. We respectfully request allowance to install this <br />new system in nearly the same location as the existing system, and to include <br />a new canopy over the new fueling islands. <br />We would appreciate learning what, if any, Planning Division requirements <br />are necessary prior to securing building permits (in addition to Environmental <br />Health, Fire, and Air Pollution Control District approvals). <br />We appreciate your assistance in this matter.
