Soil Suitability and Nitrate Loading Study <br /> GUTIERREZ PROPERTY <br /> 1901 Patterson Avenue, Stockton, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br /> (Study) for the property located at 1901 Patterson Avenue, Stockton, California (site or <br /> subject property). The purpose of this Study is to determine the potential impact from <br /> nitrate loading and the suitability of the subsurface for an onsite wastewater treatment <br /> system (OWTS) due to the proposed development of a residence and septic system at <br /> the site, and the future use of the property. The study was performed in accordance with <br /> the requirements of Section 9-1105.2(d) of the San Joaquin County Community <br /> Development Department (SJCCDD). The scope of work included a soil percolation test, <br /> review of published soil and groundwater information, local septic use and permit <br /> research, and estimated nitrate impact to soil and groundwater at the site. The site and <br /> surrounding area are illustrated in Figure 1. A site plan depicting structures, the <br /> percolation test hole location, and the planned locations of the proposed residence and <br /> septic system are illustrated in Figure 2. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Stockton East topographic map (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California). The site is located in the east portion of Section 84, <br /> Township 2 North, Range 7 East, Mount Diablo Base and Meridian (Figure 1). <br /> The map shows the property located at an elevation of approximately 45 feet above mean <br /> sea level in an area of low topographic relief. The regional slope of the area is relatively <br /> gentle and dips toward the west-southwest. <br /> The property is located on the west side of Patterson Avenue, approximately 600 feet <br /> north of the intersection of East Fremont Street and Patterson Avenue, Stockton, <br /> California. The site consists of a 0.228-acre rectangular parcel identified as San Joaquin <br /> County Assessor Parcel Number (APN) 089-091-080. The current zoning of the property <br /> is vacant and there are no structures on the subject property (Appendix A). Based on San <br /> Joaquin County Environmental Health Department (EHD) records and information <br /> provided by the property owner, an out-of-service domestic water well and pressure tank <br /> are located on the property. The well has a secure cap and both the well and pressure <br /> tank are useable. The well and pressure tank can be used to provide a potable water <br /> service to the property (Figure 2; Appendix B). <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> The proposed development will include adding a small, two-bedroom residence and a <br /> septic system in the eastern portion of the site.
