• The results of the UST investigation did not indicate any anomaly which
may be attributed to the presence of UST on the subject property.
6.2 Conclusions and Recommendations
Based on the above findings (e.g., no detection of contaminants in soil samples),
CRC concludes that it is unlikely the subject property has been adversely impacted
by its former use as dry cleaning facilities. Additionally, no evidence was identified
of the potential presence of USTs on the site. The presence of chloroform in the
groundwater beneath the site may by due to an off-site source. Therefore, CRC
recommends no further action or investigation in connection with the property at this
time. CRC further recommends that a copy of this report be furnished to the San
Joaquin County Public Health Services, Environmental Health Division (SJCPHS-
EHD), pursuant to their request as a condition to obtaining a drilling permit.
7.0 ASSESSMENT LIMITATIONS
The scope of this report is limited to the matters expressly covered. This report is prepared
for the sole benefit of American Savings Bank, Irvine, California, and may not be relied
upon by any other person or entity without the written authorization of CRC.
In preparing this report, CRC has relied on information derived from secondary sources and
personal interviews. Except as set forth in this report, CRC has made no independent
investigation as to the accuracy and completeness of the information derived from secondary
sources of personal interviews, and has assumed that such information is accurate and
complete.
It should be recognized that the definition and evaluation of geologic and hydrologic
conditions, as well as the assessment of chemical fate and movement in these conditions is
a difficult and inexact science. Judgments leading to conclusions are generally made with
incomplete knowledge of the subsurface conditions present. More extensive studies may be
performed to reduce these inherent uncertainties. No warranty, expressed or implied, is
made.
All recommendations, findings, and conclusions stated in this report are based upon facts and
circumstances as they existed at the time that this report was prepared (e.g. federal, state and
local laws, rules, regulations, market conditions, energy costs, wage rates, political climate,
and other matters that CRC deemed relevant). A change in any fact or circumstance upon
which this report is based may adversely affect the recommendations, findings and
conclusions expressed in this report.
CRC Environmental Risk Management,Inc.
