Result in land use/operational conflicts between existing and 4 <br /> proposed on-site or off-site land uses? <br /> NARRATIVE DISCUSSION <br /> Environmental Setting <br /> The proposed project site is located in an industrial area of central Stockton. The <br /> project site is currently comprised of 6.24 acres of developed industrial land which <br /> contains the current ESRTS, parking lots and vehicle storage. Approximately 0.13 <br /> acres of land is developed as a single-family home and was recently acquired for the <br /> expansion of the proposed project. The proposed site also includes a portion of F <br /> Street north of Weber Avenue. Existing land uses immediately surrounding the site are <br /> as follows: <br /> Adjacent Uses Zoning City General Plan Designations <br /> North: Industrial, IL Industrial, Limited Industrial <br /> Railway <br /> South: Industrial, I-G Industrial Industrial, Medium Density <br /> Residential General, IL Industrial, Residential <br /> Neighborhood Limited <br /> Highway 4 RM, Residential <br /> Medium Density <br /> East: Industrial, IG Industrial General Industrial <br /> Filbert Street, <br /> RTD Bus <br /> Center <br /> West: Industrial, IL Industrial, Limited Industrial <br /> Vacant <br /> The project site is located within the Planning Area of the Stockton General Plan and <br /> within the Plan's designated Urban Service Boundary. The site is designated by the <br /> Stockton General Plan for Industrial use as are lands north, west, east of the project. <br /> Lands south of the site are designated for Medium Density Residential use. The project <br /> site is presently zoned by the City of Stockton as IL (Industrial Limited) west of F Street <br /> and IG (Industrial General) east of F Street. F Street currently divides existing zoning <br /> districts located on the project site. <br /> Lands north and west of the project site are zoned IL Industrial Limited and lands to the <br /> east are zoned IG Industrial General. Lands south of the project site include mixed <br /> uses; including industrial and a single-family residential neighborhood, these lands are <br /> zoned IL Industrial Limited east of F Street and RM Residential Medium Density east of <br /> F Street.
