Upon conducting a thorough walk of the parcel AEMC noted no <br />evidence of soil contamination. The entire facility is tilled <br />and apparently free of surface structures. <br />AEMC utilized a Metrotech #81C) pipeline tracer in an attempt to <br />locate the t_tndergrot_tnd (approximately 6 -Feet) oil transport <br />lines. The pipeline locator did not detect the presence of <br />pipeline at and near the assumed locations identified in <br />Attachment 2A. Since the possibility existed that the pipeline <br />was either broken or somehow not able to condt_tct an electrical <br />charge, AEMC decided to excavate a 22, -foot long, 8 -foot deep <br />trench (Attachment 2A) across the assumed locations of the <br />Pipeline. Upon trench e;•:cavation, no pipelines were discovered. <br />The Excavated soils showed no signs of contamination from crt_tde <br />oil or any other toxic materials. At this point AEMC concluded <br />that the pipelines were removed for salvage upon closure of the <br />pumping station. <br />Conclusions <br />AEMC discovered no evidence which directly indicates that the <br />Dynasty parcel (AFN 2.--15-22) is contaminated with toxic <br />materials. The investigation findings which st_tpport this <br />statement follow: <br />o No visible signs of soil contamination exist onsite. <br />o Research suggests the property has always been free of <br />surface structures. <br />o No evidence available that City Corporation Yard or <br />Southern Pacific Railroad activities rest_tlted in toxic <br />contamination of the Dynasty parcel. <br />o No reason to believe that the crt_tde oil spilled on <br />properties to the northwest cot_tl d have migrated throt_tgh <br />the soils to the Dynasty parcel. <br />o Grot_tndwater in the vicinity of the crt_tde oil property <br />flows in a northerly direction, away from the Dynasty <br />Parcel. <br />AEMC believes that the most likely source of toxic contamination <br />at the Dynasty parcel would have been through the crude oil <br />transport lines, which are assumed to have crossed the north <br />portion of the parcel. Field investigations st_tpport the <br />assumptions that the pipeline may never never have crossed the <br />parcel; the pipelines crossed the parcel at some other location; <br />or the pipeline was removed for salvage. If the pipeline did <br />cross the Dynasty parcel, the possibility exists that crt_tde oil <br />may have leaked from the pipeline and cat_tsed soil contamination, <br />althot_tgh no information has been found to substantiate this <br />Possibility. <br />
