Wilson Way, Stockton, California.
The site was a gasoline service station predating 1936 when the station including
equipment, fixtures, gasoline pumps, and two-550-gallon underground gasoline storage
tanks were purchased by the Caffese family in 1936 In 1947, the site was purchased by
the Knowles family, and continued to be operated as a gasoline service station with
underground storage tanks In 1977 the site was purchased by Pepsi-Cola Bottling
Company As reported in a City of Stockton Fire Prevention Bureau Tank Removal Permit,
two-7500 gallon gasoline tanks were removed from the site at 102 S Wilson Way,
Stockton, CA in December 1978 After removal of the tank, the excavation was backfilled
to grade and paved The site was subsequently purchased in 1985 by our current client
In April 1988, a site assessment consisting of three soil borings was conducted by Balbi-
Chang Associates (BCA) to determine the presence or absence of petroleum hydrocarbon
soil contamination at this site Soil containing a maximum of 196 mg/kg of Total
Petroleum Hydrocarbons (TPH) was found at a depth of two feet in the area of the tank
excavation during this site work In an attempt to remediate this site, sods were
excavated to a depth of about 3 feet and stockpiled on site The open excavation and soil
stockpile remain at this time
BCA's April 1988 site assessment was performed without regulatory agency approval and
oversight, therefore an approved, follow-up investigation was conducted in April 1989
This work consisted of four additional soil borings which indicated the presence of trace to
non-detectable levels of petroleum hydrocarbon constituents Three of the four borings
were converted into monitoring wells MW2 contained BTXE concentrations between 3 to
13 mg/I The other two wells contained trace to ND levels of BTX&E and TPH.
1: Two other site investigations were conducted by Leedshill-Herkenhoff (LH) in January
1990 and September 1990 This site work resulted in a total of 8 additional soil borings
S1 3 910557 00
