Shea Homes- Northern California Langston II <br /> 4943.009.007 Phase I Environmental Site Assessment <br /> 1.4 CURRENT USE OF PROPERTY AND ADJOINING PROPERTIES <br /> Currently the Property consists of a relatively level sheet-graded lot. No permanent structures <br /> were observed on the Property. Utilities, paved roads, and sidewalks were noted around the <br /> Property. Adjacent properties consist of finished residential homes to the north and east, <br /> undeveloped graded lots to the south, and residences in the process of being constructed to the <br /> west. <br /> 1.5 SITE AND VICINITY CHARACTERISTICS <br /> According to published topographic maps, the Property ranges in elevation from approximately <br /> 110 feet above mean sea level (msl) in the southwest to approximately 95 feet above msl to the <br /> northeast. Review of the Wagner 1991 Geologic Map found that the Property is underlain by <br /> quaternary-age alluvial fan deposits composed of interlayered sand, silts, and clays. <br /> Geocheck— Physical Setting Source Summary of the Environmental Data Resources, Inc. (EDR) <br /> report (Appendix A) indicated four Federal United States Geological Survey (USGS) and two <br /> State wells located within 1 mile of the Property. Groundwater in the vicinity of the Property was <br /> observed between 5 feet and 6 feet below the ground surface. <br /> We reviewed the Department of Water Resources On-line Water Data Library for depth to water <br /> in the vicinity of the Property. The website identified one well within 1 mile of the Property. The <br /> historic depth to groundwater measured in the well ranged from 3.3 to 18 feet below the ground <br /> surface. <br /> The site-specific depth to groundwater and direction of groundwater flow was not determined as <br /> part of this assessment. Fluctuations in groundwater levels may occur seasonally and over a <br /> period of years due to variations in precipitation, temperature, irrigation, and other factors. <br /> We reviewed the Department of Conservation, Geologic Energy Management(CaIGEM),formerly <br /> the Department of Conservation, Division of Oil, Gas, and Geothermal Resources (DOGGR), <br /> website and map database to determine if any historic oil and/or gas wells were located within <br /> the Property. No wells were mapped within 1 mile of the Property. <br /> 2.0 PREVIOUS ENVIRONMENTAL REPORTS <br /> Condor Earth Technologies, Inc., Limited Phase II Environmental Site Assessment Report, <br /> Proposed Neighborhoods D, K, L, and Town Center, Mountain House and San Joaquin County, <br /> California, November 30, 2004. <br /> In 2004, Condor Earth Technologies, Inc. (Condor) performed a limited phase II environmental <br /> site assessment that included the Property. The assessment was performed to determine if the <br /> study area had been impacted due to past agricultural practices. A total of 18 samples were <br /> collected for laboratory testing from Neighborhood D, which included the Property and the nearby <br /> high school property. The only compounds detected were DDE and DDT at concentrations below <br /> land use screening levels.
