Properties that are on the "Orphan Summary" list appear to be located beyond the <br /> ASTM recommended radius search criteria. <br /> 3.4 REGULATORY AGENCY FILES AND RECORDS <br /> The following agencies were contacted pertaining to possible past development and/or activity at <br /> the Property. <br /> TABLE 3.4-1: Regulatory Agency Records <br /> RECORDSNAME OF AGENCY <br /> San Joaquin County Building and San Joaquin County Building and Planning Department did not <br /> Planning Department provide requested records at the time of publishing this <br /> document. <br /> The Mountain House Community Staff indicated there were no pertinent records for the Property. <br /> Service District <br /> San Joaquin County Environmental San Joaquin County Environmental Health Department <br /> Health Department indicated there were no pertinent records for the Property. <br /> French Camp Rural Fire Protection The Fire Department indicated there were no pertinent records <br /> District for the Property. <br /> San Joaquin County Assessor's San Joaquin County Assessor's Office did not reply to our <br /> Office record request at the time of publishing this document. <br /> Department of Toxic Substances Control — EnviroStor, the DTSC public records website was <br /> reviewed. The Mountain House High School facility was identified as a case. The 46.5-acre site <br /> was identified as former agricultural farmland located within the Neighborhood D parcel. The site <br /> produced alfalfa, corn, sugar beets, and green forage until 2004. The former Shell pipelines <br /> (described below) were also identified. When Shell removed the pipeline in 1960, soil and <br /> groundwater contamination was identified. <br /> DTSC approved a Preliminary Environmental Assessment (PEA) Technical Memorandum Work <br /> Plan on July 7, 2008, to investigate the site soils for organochlorine pesticides and arsenic. The <br /> findings provided in the PEA report indicated no detection of organochlorine pesticides, and <br /> arsenic was below human health risk screening levels of concern. On April 10, 2009, DTSC <br /> approved the PEA with a No Further Action report recommendation. <br /> State Water Resources Control Board — GeoTracker, the State Water Resources Control Board <br /> (SWRCB) public records website was reviewed. In 2006 and 2007, about 165,000 cubic yards of <br /> soil contaminated with petroleum hydrocarbons from two former pipelines, which were removed <br /> from operation in the 1960s, were excavated from 25 areas of concern in Neighborhoods B, C, <br /> and D. No soil was excavated from the Property. Residual hydrocarbons remained in soil after <br /> the remediation; however, the RWQCB concluded the remaining petroleum impact does not pose <br /> a threat to human health, the environment, or the waters of the State. No Further Action status <br /> was granted in November 2011. <br /> 3.5 INDOOR AIR QUALITY <br /> An evaluation of indoor air quality, mold, or radon was not included as part of the contracted scope <br /> of services. The California Department of Public Health has conducted studies of radon risks <br /> throughout the state, sorted by zip code.
