• Suites 5 and 6: AGI Manufacturing, is the manufacturing branch of AGI Engineering, uses their <br /> suite primarily as a machine shop for specialized tank cleanup equipment used in the nuclear <br /> industry; and, <br /> • Suite 7: AGI Engineering, is the engineering branch of AGI Manufacturing, and uses their suite <br /> primarily for development of tank cleanup equipment used in the nuclear industry. A small spray <br /> painting booth is located in this suite. <br /> Partner did not observe floor drains inside the building, and no significant staining was observed on the <br /> concrete floor of the building. <br /> In addition to the current building, the subject property also has one steel storage trailer used by Bob <br /> Leonard & Associates for equipment/material storage, and two small storage sheds located in the rear <br /> yard of Suites 5 and 6. The remainder of the subject property is paved with asphalt and used for parking <br /> and driveway areas, or is landscaped with grass, shrubs and trees. <br /> According to available historical sources, the subject property appears to have been undeveloped <br /> between the years between 1906 and 1952; by 1952, a former unpaved road was observed on the <br /> northeastern side of the subject property. A 1957 aerial photograph shows the noted unpaved road and <br /> agricultural land on the subject property. By 1982, the unpaved road was no longer present, and the <br /> subject property was undeveloped. Based on building records, the existing building was constructed in <br /> 1985. Past and present tenants on the subject property identified in city directories and site observations <br /> include: California Pet Food Inc. (1996); Thai Kitchen (2003-2005); Alliance Company Inc. (2005); Eastbay <br /> Flooring (2005); Epicurean International (2005-2010); Malo C Valdez (2005); OC Communications (2005- <br /> 2014); Specialized Engineering Inc. (2005-Present); AGI Engineering Inc. (2010-Present); AGI <br /> Manufacturing (2010-Present); Bob Leonard (2010-Present); Soulmates Wines (2010-2014); and Steven <br /> Torres (2014). No potential environmental concerns were identified in association with the current or <br /> former use of the subject property. <br /> The immediately surrounding properties consist of two multi-tenant, light-industrial buildings to the <br /> north; a window manufacturing company to the south across EI Pinal Drive; a soda bottling company to <br /> the east; and three automotive service shops and a hydroponics company to the west across West Lane. <br /> According to groundwater information obtained from a nearby site, the depth and direction of <br /> groundwater in the vicinity of the subject property is inferred to be approximately 92 to 93 feet below <br /> ground surface (bgs) and flow toward the northwest. <br /> Findings <br /> A recognized environmental condition (REC) refers to the presence or likely presence of any hazardous <br /> substances or petroleum products in, on, or at a property: due to release to the environment; under <br /> conditions indicative of a release to the environment; or under conditions that pose a material threat of a <br /> future release to the environment.
