2.3 Current Use of Adjacent Properties <br /> The subject property is located within a mixed commercial and light-industrial area of San Joaquin <br /> County. During the vicinity reconnaissance, Partner observed the following land use on properties in the <br /> immediate vicinity of the subject property: <br /> Immediately Surrounding Properties <br /> North: Two multi-tenant, light-industrial buildings (2538 West Lane) <br /> South: EI Pinal Drive beyond which is ATI Windows (2244 West Lane) <br /> East: A Coca Cola bottling facility (1467 EI Pinal Drive) <br /> West: West Lane Frontage Road followed by a landscaped strip of land; beyond which is West <br /> Lane. West of West Lane are the following: Ultra Care (2307 West Lane); R&L Diesel Service <br /> (2417 West Lane); Planet Autosport (2509 West Lane); and Always Sunny Hydroponics (2511 <br /> West Lane) <br /> Southwest: EI Pinal Drive beyond which is Smidden Wire Products Corporation (1412 EI Pinal Drive) <br /> The adjacent properties to the north, south, east, west, and southwest are found on various regulatory <br /> agency databases, as further discussed in Section 4.2. <br /> 2.4 Physical Setting Sources <br /> 2.4.1 Topography <br /> The United States Geological Survey (USGS) Stockton West, California Quadrangle 7.5-minute series <br /> topographic map was reviewed for this ESA. According to the contour lines on the topographic map, the <br /> subject property is located at approximately 20 feet above mean sea level (MSL). The contour lines in the <br /> area of the subject property indicate the area is sloping gently toward the southwest. The subject <br /> property is depicted on the 2012 map as undeveloped; however, Partner notes that structures are not <br /> depicted on this map edition. <br /> A copy of the most recent topographic map is included as Figure 3 of this report. <br /> 2.4.2 Hydrology <br /> The nearest surface water in the vicinity of the subject property is the Stockton Diverting Canal located <br /> approximately 0.9 miles northeast of the subject property. No settling ponds, lagoons, surface <br /> impoundments, wetlands or natural catch basins were observed at the subject property during this <br /> assessment. <br /> According to available information, a public water system operated by Cal Water serves the subject <br /> property vicinity. According to Cal Water's 2015 Water Quality Report, shallow groundwater beneath the <br /> subject property is not utilized for domestic purposes. The source of public water for Cal Water is <br /> groundwater obtained from 27 deep wells located in the Stockton area. No obvious signs of groundwater <br /> wells were observed in the vicinity of the subject property. <br /> Based on the report titled Groundwater Monitoring and Remedial Progress Report (July - December 2011), <br /> U-Haul Facility No. 7100050, 2701 North Wilson Way, Stockton, California, prepared by ATC Associates, <br /> Inc. and dated January 12, 2012, the depth of groundwater in the vicinity of the subject property is <br /> Phase I Environmental Site Assessment PARTNER <br /> Project No. 17-184702.1 <br /> May 10,2017 <br /> Page 5 <br />
