3.0 HISTORICAL INFORMATION <br /> Partner obtained historical use information about the subject property from a variety of sources. A <br /> chronological listing of the historical data found is summarized in the table below: <br /> Historical Use Information <br /> Period/Date Source Description/Use <br /> 1906-1951 Topographic Maps, City Directories Undeveloped <br /> 1952-1956 Aerial Photographs, City Directories, Undeveloped with a former unpaved <br /> Topographic Maps road <br /> 1957-1981 Aerial Photographs, City Directories, Agricultural land with a former unpaved <br /> Topographic Maps road <br /> 1982-1984 Aerial Photographs, City Directories Undeveloped <br /> 1985-Present Aerial Photographs, City Directories, The existing building <br /> Topographic Maps, Building Records <br /> The subject property appears to have been undeveloped between the years between 1906 and 1952. By <br /> 1952, an unpaved road appears on the northeastern side of the subject property. A 1957 aerial <br /> photograph shows the noted unpaved road and agricultural land on the subject property. By 1982, the <br /> unpaved road was no longer present, and the subject property was undeveloped. Based on building <br /> records, the existing building was constructed in 1985. Past and present tenants on the subject property <br /> identified in city directories and site observations include: California Pet Food Inc. (1996); Thai Kitchen <br /> (2003-2005); Alliance Company Inc. (2005); Eastbay Flooring (2005); Epicurean International (2005-2010); <br /> Malo C Valdez (2005); OC Communications (2005-2014); Specialized Engineering Inc. (2005-Present); AGI <br /> Engineering Inc. (2010-Present); AGI Manufacturing (2010-Present); Bob Leonard (2010-Present); <br /> Soulmates Wines (2010-2014); and Steven Torres (2014). <br /> The subject property parcel was historically used for agricultural purposes. There is a potential that <br /> agricultural related chemicals such as pesticides, herbicides, and fertilizers, may have been used and <br /> stored onsite. The subject property is paved over and covered by a building structure that minimizes <br /> direct contact to any potential remaining concentrations in the soil. Additionally, during previous site <br /> development activities, near surface soils (where residual agricultural chemical concentrations would have <br /> most likely been present, if at all) were generally mixed with fill material or disturbed during grading. <br /> Also, it is common that engineered fill material is placed over underlying soils as part of the development <br /> activities. Furthermore, it is likely that residual agricultural chemicals (if any) would have likely degraded <br /> since the site was last utilized for agricultural purposes. These additional variables serve to further reduce <br /> the potential for exposure to residual agricultural chemicals (if any). Based on these reasons, Partner <br /> concludes that the possible former use of agricultural chemicals is not expected to represent a significant <br /> environmental concern at this time. <br /> No potential environmental concerns were identified in association with the current or former use of the <br /> subject property. <br /> Phase I Environmental Site Assessment PARTNER <br /> Project No. 17-184702.1 <br /> May 10,2017 <br /> Page 7 <br />
