concern and it is unlikely that a regulatory file review for this site would alter the findings of this
assessment.
• The adjacent property, identified as 2509 West Lane at 2509 West Lane, is located adjacent to the
west of the subject property. This site is listed on the EDR Historical Auto Station Database as a
facility identified in city directories as a possible auto station site. It is listed in the city directories
dated 1999-2003 as California's Best Auto Body & Paint. Based on limited information provided
in the radius report, the nature of the listing (a potential auto station site), its cross-gradient
direction, and lack of reported releases, this listing is not expected to represent a significant
environmental concern and it is unlikely that a regulatory file review for this site would alter the
findings of this assessment.
• The adjacent property, identified as 2307 West Lane at 2307 West Lane, is located adjacent to the
west of the subject property. This site is listed on the EDR Historical Auto Station Database as a
facility identified in city directories as a possible auto station site. It is listed in the city directories
dated 1965-1975 as Jerry Boazs Auto Repair, and later as Continental Auto Repair in city
directories from 2003-2009. Continental Auto is listed separately on the EDR Historical Auto
Stations Database as being listed under the name of Safety Service Supply Company in a 1979
city directory. Based on limited information provided in the radius report, the nature of the
listings (a potential auto station site), its cross-gradient direction, and lack of reported releases,
these listings are not expected to represent a significant environmental concern and it is unlikely
that a regulatory file review for this site would alter the findings of this assessment.
• The adjacent property, identified as R&L Diesel at 2417 West Lane, is located adjacent to the west
of the subject property. This site is listed on four UST databases for operating one or more USTs.
This site is listed on the LUST database as having reported a release of oil that impacted soil, with
a status of "case closed" as of 2009. Based on the soil only-impact and case closure, the UST and
LUST listings are not expected to represent a significant environmental concern and it is unlikely
that a regulatory file review for this site would alter the findings of this assessment. This site is
also listed on the SLIC database as having a release of total petroleum hydrocarbons (TPH),
trichloroethene (TCE), and chromium; the status is listed as "remediation underway." In order to
obtain additional information on the SLIC case, Partner reviewed available data from the
Geotracker website. According a memo issued for the SLIC case in 2012, R&L Diesel removed
approximately 440 cubic yards of contaminated soil from a former redwood lined pit associated
with a steam cleaning processing area in 1987. Based on the removal, the RWQCB, the lead
oversight agency overseeing the SLIC case, stated in the memo that they would not be activating
the SLIC case, and thus closing the SLIC case. Based on the case closure, the lack of groundwater
impact, and the cross-gradient direction, the SLIC listing is not expected to represent a significant
environmental concern and it is unlikely that a regulatory file review for this site would alter the
findings of this assessment.
• The adjacent property, identified as Berberian Brothers Inc. at 2244 West Lane, is located adjacent
to the south of the subject property. This site is listed on the HAZNET database as having
Phase I Environmental Site Assessment PARTNER
Project No. 17-184702.1
May 10,2017
Page 19
