Shea Homes- Northern California Bergamo at Mountain House <br /> 4943.009.002 Phase I Environmental Site Assessment <br /> 2.1.2 Environmental Liens and Activity Use Limitations <br /> The Preliminary Title Report was used to determine if there are any environmental liens and/or <br /> activity use limitations on the Property. A review of the Preliminary Title Report did not identify <br /> environmental liens or activity use limitations that apply to the Property. <br /> 2.2 PREVIOUS ENVIRONMENTAL REPORTS <br /> ENGEO Incorporated; Questa Pipeline Removal T and O Letter, Mountain House California, <br /> November 29, 2018; Project Number 4943.000.023 <br /> ENGEO provided testing and observation services during the removal of an abandoned Pacific <br /> Gas and Electric (PG&E) natural gas pipeline that crossed the northwest area of the Property. <br /> During the removal, an ENGEO representative observed the abatement of the pipeline. The <br /> pipeline was cut into approximately 15-foot sections, wrapped in 6-mil polyethylene plastic <br /> sheeting, and transported to the Altamont Landfill in Livermore, California for disposal as Class 2 <br /> waste. While the pipeline was being removed, the ENGEO representative confirmed the absence <br /> of hazardous substances on the interior of the pipe. It is our belief that the pipeline was removed <br /> without impacting the adjacent soil with hazardous substances and did not increase the <br /> environmental risk of the Property. <br /> The following previous environmental reports were provided for our review: <br /> GeoSolve, Inc.; Draft Phase I Environmental Site Assessment, Questa Village — Trace 3544 — <br /> Parcel S; DeAnza Boulevard at Central Parkway, Tracy, CA, 95391; July 14, 2017; Project <br /> Number 2017-12 <br /> GeoSolve Inc. prepared a draft a phase I environmental site assessment (ESA) of the Property <br /> on July 14, 2017, of the Property for Shea Homes. A field reconnaissance, an available records <br /> review of federal, state, and local agencies for soil or groundwater contamination, and an aerial <br /> photograph review was performed for the Property and adjoining areas. An aerial drone survey <br /> was also performed to document the Property GeoSolve also summarized past soil and <br /> groundwater sampling along petroleum pipeline easements that extended parallel to Byron Road. <br /> GeoSolve reported that based on the analytical results of the sampling, no further work was <br /> recommended. Their conclusions for the Property was that no evidence or records of RECs were <br /> identified at the property. <br /> Terrasearch Inc; Phase II Environmental Site Assessment on Proposed Residential Development <br /> Neighborhood H, I and J for Shea Homes; Mountain House, California; July 13, 2005; Prosect <br /> Number 10576.E. <br /> In July 2005, Terrasearch conducted a phase II ESA for Neighborhood H, I and J, of which the <br /> Property is a portion.Among the sampling activities, Terrasearch personnel collected surface soil, <br /> subsurface soil samples, and groundwater samples from locations throughout the site,which were <br /> then analyzed for organochlorine pesticides, organophosphorus pesticides, and chlorinated <br /> herbicides, as well as 139 four-point composite samples for analysis of agricultural chemicals, <br /> including some samples from the Property. <br /> Two surficial composite samples and one subsurface composite sample were collected within the <br /> Property limits. None of the soil samples collected in the greater study area (including the <br /> Property) exhibited detectable concentrations of pesticides or herbicides.
