Shea Homes- Northern California Bergamo at Mountain House <br /> 4943.009.002 Phase I Environmental Site Assessment <br /> Property did not exhibit petroleum hydrocarbons, and arsenic, lead, and mercury were <br /> non-detectable or were detected within the acceptable background concentrations. <br /> Condor Earth Technologies, Inc.; Neighborhood H Phase I Environmental Site Assessment <br /> Report and a Partial Response to Mountain House Master Plan Chapter Six, Mountain House, <br /> California; September 17, 2004; Prosect Number 4125H1 <br /> Condor Earth Technologies, Inc. (Condor) prepared a phase I ESA in September 2004 for <br /> Neighborhood H in Mountain House, which includes the Property (located in the southeast area <br /> of Neighborhood H). A review of historic data indicated Neighborhood H had previously been <br /> used primarily for agriculture. Condor noted the following potential RECs and/or environmental <br /> concerns: <br /> • Due to the Property's historic application of agricultural chemicals, Condor determined that <br /> pesticides or herbicides may exist in the near-surface soil on the Property. However, a prior <br /> phase II ESA (summarized below) did not identify detectable pesticide or herbicide residue in <br /> the samples at or above the laboratory detection limits. <br /> • Condor determined that hazardous materials (agricultural chemicals) may have accumulated <br /> in the soil beneath tailwater ponds and recommended testing the soil upon abandonment <br /> when development began. <br /> • Petroleum hydrocarbon contamination of soil and groundwater was identified along the <br /> northern boundary of the Neighborhood H study area. At the time of Condor's report, <br /> investigation and remediation activities were being conducted by Chevron Environmental <br /> Management Company in accordance with the requirements of the San Joaquin County <br /> Environmental Health Department (SJCEHD) and the Central Valley Regional Water Quality <br /> Control Board (CVRWQCB). <br /> • Condor opined that an easement containing a natural gas pipeline may have included a <br /> petroleum pipeline within the same easement in the past. Other historic petroleum pipelines <br /> in the area had been to found to have leaked petroleum hydrocarbons, contaminating <br /> surrounding soil. <br /> • Condor opined that two active pipelines north of Neighborhood H study area paralleling Byron <br /> Road and the railroad tracks. Condor reported that the easements were not leaking but noted <br /> other historic petroleum pipelines in the area had been found to have leaked petroleum <br /> hydrocarbons, contaminating surrounding soil. <br /> Condor Earth Technologies, Inc.; Limited Phase II Environmental Site Assessment Report; <br /> Proposed Neighborhood H Site, Assessor Parcels 209-040-03, 209-040-11, and 209-040-15- <br /> Mountain House, California; April 20, 2004; Prosect Number 4125H2 <br /> In April 2004, Condor conducted a limited phase II ESA for Neighborhood H. The primary <br /> objectives of the limited Phase II ESA were to evaluate potential contamination issues and <br /> contaminant exposure levels associated with historical agricultural land use practices at the site. <br /> Condor personnel collected surface soil samples from 10 locations, which were then analyzed for <br /> organochlorine pesticides, organophosphorus pesticides, and chlorinated herbicides. Two of the <br /> samples were collected adjacent to the Property. No pesticides or herbicides were detected in <br /> the soil samples collected. Based on the laboratory results, Condor concluded that no further <br /> action was necessary regarding the application of agricultural chemicals on the parcels. <br /> ENGEOApril 20, 2020 <br /> Expect Excellence- <br />
