Shea Homes- Northern California Bergamo at Mountain House <br /> 4943.009.002 Phase I Environmental Site Assessment <br /> 1.0 INTRODUCTION <br /> SITE LOCATION AND DESCRIPTION <br /> ENGEO conducted a phase I environmental site assessment for the Property located at De Anza <br /> Boulevard and Central Parkway in Mountain House, California (Figures 1 and 2). The <br /> approximately 11.41-acre Property is identified as APN 256-510-01 (Figure 3). <br /> CURRENT USE JF PROPERTY AND ADJOINING PROPERTIES <br /> Currently the Property consists of a relatively level, sheet-graded lot. No permanent structures <br /> were observed on the Property. Utilities, paved roads, and sidewalks were noted around the <br /> Property. Adjacent properties consist of finished residential homes to the west, undeveloped <br /> graded lots to the east and south, and Byron Highway to the north. <br /> SITE AND VICINITY CHARACTERISTICS <br /> According to published topographic maps, the Property ranges in elevation from approximately <br /> 50 feet above mean sea level (msl) in the south to approximately 45 feet above msl to the north. <br /> Review of the Dibblee Geologic Map (2006)found that the Property is underlain by Alluvial Pebble <br /> Gravel (Qa), which are described as Quaternary-aged surficial sediments comprised of alluvial <br /> pebble gravel, sand, and clay of valley areas. <br /> Geocheck— Physical Setting Source Summary of the Environmental Data Resources, Inc. (EDR) <br /> report (Appendix A) indicated three Federal United States Geological Survey (USGS) and three <br /> State wells located within 1 mile of the Property. Groundwater in the vicinity of Property was <br /> observed between 4 feet and 6 feet below the ground surface. <br /> We reviewed the Department of Water Resources On-line Water Data Library for depth to water <br /> in the vicinity of the Property. The website identified three wells within 1 mile of the Property. The <br /> well to the southeast in an adjacent parcel had a historical groundwater elevation range of 5 to <br /> 15.7 feet below the existing ground surface. <br /> The site-specific depth to groundwater and direction of groundwater flow was not determined as <br /> part of this assessment. Fluctuations in groundwater levels may occur seasonally and over a <br /> period of years due to variations in precipitation, temperature, irrigation, and other factors. <br /> We reviewed the Department of Conservation, Geologic Energy Management(CalGEM), formerly <br /> the Department of Conservation, Division of Oil, Gas, and Geothermal Resources (DOGGR), <br /> website and map database to determine if any historic oil and/or gas wells were located within <br /> the Property. Three wells were mapped within 1 mile of the Property. The wells are to the east <br /> and northeast, and each are identified as "plugged, dry hole". <br /> PURPOSE OF PHASE I ENVIRONMENTAL SITE ASSESSMENT <br /> This assessment was performed at the request of Shea Homes for the purpose of environmental <br /> due diligence during property acquisition. The objective of this phase I environmental site <br /> assessment is to identify Recognized Environmental Conditions (RECs) associated with the <br /> Property.
