§ 1.1 The SJC District Viewer Map indicates the subject Parcel is currently 135.44 acres net. <br /> The Tentative Map as shown indicates the property will have Parcel 1 at 18.47 acres, <br /> Parcel 2 at 18.30 acres, Parcel 3 at 25.99 acres and the Designated Remainder at 73.13 <br /> acres. Present land use of the property can be observed by the aerial Google Map and <br /> consists of almost exclusively of open space, except for a clump of trees near the SEC of <br /> the property and a large soil excavation in the SWC. <br /> § 1.2 The Tentative Map has been prepared by Schack& Co., Inc. of Tracy and illustrates the <br /> aforementioned proposed Parcels. There are no on-site commercial/residential structures, <br /> storage sheds and/or outbuilding structures. There appears to be a well in the extreme <br /> NWC of the property. It cannot be determined if this well is actually on the subjec <br /> propertywithout a formal survey. <br /> As referenced, a description of proposed development is to create three Parcels and a <br /> Designated Remainder from the original 135.44 acre Parcel,through a Minor Subdivision. <br /> § 1.3 The District Viewer Map denoting the location of the property is found in the Appendix A. <br /> § 1.4 The photographic plates found in Appendix D illustrate the actual property and <br /> surrounding properties and the items currently on the Parcel, which are primarily found <br /> around the clump of trees and near the SWC of the property. Soil Map historical aerial <br /> photos illustrate the property to be vacant. An ERS search for Building Permits from San <br /> Joaquin County and the City of Tracy found no permits issued. <br /> § 2.0 PAST,PRESENT AND PROPOSED FUTURE USES OF THE SITE <br /> § 2.1 Past utilization of the property has been as agricultural dryland and flood irrigated farming, <br /> and as a fruit stand and summer attraction for families that had a"fishing hole" for <br /> children. This apparently was operated by the previous landowner, Mr. Charles Spatafore. <br /> Found in Appendix C are the following: EHD Permit Number C74-369W(?), issued on 7- <br /> 19-74, shows a barn and a well adjacent to Mountain House Parkway. EHD Permit <br /> SR0038341, issued on 6-9-04 shows a cross-connection repair for this well. Then EHD j <br /> Permit SR0043240, 7-26-05, was issued for this well destruction. The attached <br /> photographic plates illustrate four water conveyance structures that must be adequately <br /> addressed upon improvements to the property. <br /> §3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION <br /> §3.1 Discussion of the methods used to research and investigate the potential or known above- <br /> ground and below ground sources of contamination at the site include the following: <br /> The first informational gathering source was direct observation and photographs of the <br /> entire property. <br /> Page-3- <br /> Chesney Consulting <br />
