INTRODUCTION <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> 1.1 Description of Site: The project consists of one parcel totaling 4.38+i_acres. The project is in <br /> an agricultural area with a property zoning of AG-40. The address is 7151 E. Peltier Road <br /> Acampo, CA 95220. The project parcel number is 005-260-61. <br /> Description of proposed development: The purpose of this project is to is to expand a winery <br /> facility in two phases. Phase I is composed of two 13,050 square foot buildings including four <br /> fixtures, one toilet and 3 sinks. Phase 2 would include an overhang on the proposed buildings <br /> being 7,050 square feet. The new building would be used for storage, fermentation processes, <br /> lab, breakroom and bathroom. It is expected to only have three employees present five days a <br /> week. During the months of September thru October, it is expected to have the employees <br /> present seven days a week. In a worst-case scenario, a maximum of six employees could use the <br /> facility per day, when a trucker comes once a week. No visitors are expected at the site. The first <br /> phase is expected to be built within the first 18 months and the second phases to be built within <br /> the next five years. An area for a replacement leach field was allocated for the building. Project <br /> would also include a proposed waste tank for the winery, a fire suppression tank and the minor <br /> improvements to make the proposed building ADA accessible. <br /> 1.2 Parcel vicinity location map: (See Appendix). <br /> 1.3 Site map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE <br /> 2.1 Discussion of Past,Present uses at the site to assess potential problems: The present owner <br /> is Lani Holdener. Lani Holdener is a partner of Macchia Winery. The land use has not changed <br /> dramatically under her. The parcel has been used for winery for almost 20 years. <br /> Previously the property was used for agricultural purposes. The surrounding properties are also <br /> used for agricultural and rural residential purposes. The addition proposed in Phase I and Phase 2 <br /> poses only a minor impact to the site's nitrate concentration, based on the parcel size relative to <br /> the proposed improvements. <br /> 3.0 CHEMICAL AND PHYSCAL PROPERTIES OF SOIL <br /> 3.1 Description of existing chemical and physical properties of soil: For a description of the <br /> chemical and physical properties of the soils underlying the site, refer to Section 5 of the Soil <br /> Suitability report prepared by Dillon& Murphy (attached in the Appendix). <br /> 3.2 Description of the mass transport properties of the soils underlying the site with respect <br /> to the nitrate and/or any other constituent of concern identified for the project site: The <br /> 1, <br /> 3 <br />
